down payment assistance: Orange County NSP - Homes for Sale in Orlando and Orange County using Down Payment Assistance - 09/02/09 10:52 AM
Orange County NSP stands for Neighborhood Stabilization Program. The program is designed to help purchase foreclosure properties that might need some rehabilitation and sell them to home buyers using state funds. These homes are then eligible for grant funds from the county to go towards the home buyers down payment. They fall in the same guidelines as the Orange County SHIP.
The program has two options to increase the number of homes for sale in Orange County made available to those buyers needing Down Payment Assistance.

Option A:
These homes will be purchased by the Orange County Government in their … (1 comments)

down payment assistance: Pst... I cant help you use your $8000 tax credit as your Down Payment - 07/02/09 12:42 AM
I know lenders and other Realtors are telling you it's not true you cant do it, they are WRONG. I wrote a blog the other day for First Time Home Buyers wanting to use their $8000 Tax Credit as their Down Payment. It's true it can be used as your minimum 3.5% down payment however very few people will have the opportunity to do so.
I have worked with Government agencies in Seminole & Orange County helping first time home buyers for years get assistance and this time it's no different. The State has granted local agencies throughout Florida a certain amount … (12 comments)

Ok there have been rumors, I have posted blogs and had to retract those blogs. I have spoken to local and state agencies as well as the Government agency on the national level that is handling the First Time Home Buyer tax credit and have the skinny.

The program is called Florida Home Buyer Opportunity Program. Phew, what a name, but yes if you are a qualifying first time home buyer you will be able to use your $8000 tax credit as your down payment. However the rule is it's up to  $8000 or 10% of the homes purchase price. IE: you buy … (0 comments)

If you are a first time home buyer in and around the Orlando and Lake Mary areas there is great news for you. You probably already know about the $8,000 First time home buyer tax credit available to you if you purchase prior to Dec. 1 2009.

I had a home inspection today with my First Time Home Buyer Tory today, who is a flight attendant with Southwest Airlines. We are utilizing my expertise in Down Payment Assistance to get him $10,000 in DPA from the City of Orlando.
We have an offer accepted on a great bank owned property in Orlando for $100,000. Today was our inspection and all went well except the roof which is shot, but we kind of already knew that going into the deal, my experience as a General Contractor helps many of my buyers get a feel for what kind of remodeling, … (13 comments)

down payment assistance: Good luck using your SHIP down Payment Assistance Funds from Seminole county - 11/25/08 12:56 AM
I have helped families in the past purchase a home using Seminole County Down Payment Assistance funds known as SHIP. These funds are very hard to get but even harder to use. In years past it wasnt quite so bad since the majority of the homes were still owner occupied. But we all know what this market is, Short sales and bank owned homes.

I am pretty knowledgable in that arena too. I have worked both sides of the deals on short sales and sold plenty of bank owned homes this year. The 1 key to these deals is As-Is … (7 comments)

down payment assistance: Bank owned properties, Nehemiah and Real Estate Highs and lows - 09/29/08 11:39 AM

For the record I love bank owned properties around the Orlando, FL area. They are great deals for buyers, it allows most buyers to get into a great home in a great area for less, just needs a little TLC. However this week has been a trying one. My buyers wrote and offer on a property about a week and half ago. Banks sometimes get back to us right away and sometimes they take a little longer. The agent told us about 3 days after sending in the offer, she is pretty sure we have the deal but waiting for … (6 comments)

down payment assistance: Nehemiah Down Payment Assistance is 2/3rd of the way there to being a permanent fixture - 09/16/08 08:48 AM
Well the good news came today that the Senate has passed the new HR bill that will also for Down Payment Assistance Programs like Nehemiah to stay around. There will be more restrictions on the program such as credit scores, which I think there should be, but it's a step in the right direction. One more push for it to go through Congress and hopefully come October 1 it will be business as usual and I will be able to continue helping first time home buyers such as yourself get into homes.
I hope that you continue to come back to my … (4 comments)
