real estate: Good news in paradise - 05/14/09 06:50 AM
Good news in paradise!  It appears that the activity level has been picking up steam.  We are getting a lot more buyers that are looking here on Oahu. They are actually making offers and feel it is a great time to buy with the low interest rates. It may not be the bottom, but they feel with the low interest rates and the price adjustments over the past 2 years it may be a great opportunity to get a piece of Hawaii.I have been speaking to few agents I know on Kauai and Maui. They are tell me that the are … (0 comments)

real estate: Oahu November Real Estate Down - 12/03/08 03:19 PM
The real estate market took a huge dive for the month of November on Oahu in Hawaii. It was the lowest number of sales for any November month since 1997. They say the prices are stable, but that just does not make sense. Supply and demand says the prices will continue to drop.

real estate: Is Your market Close to The Bottom? - 10/12/08 02:31 PM
I would love to know when real estae agents think we are going to hit bottom.
1. How long has your market been going down?2. When do you think your market is going to hit bottom? 3. What are you telling your buyers in this market?4.  What are you doing to generate business in these tough times?
I would love to hear what you have to say. We can all learn and grow from each other :-)

real estate: Was the Big Bail out worth it? - 10/12/08 02:25 PM
I would really like to know if real estate agents think that the big Government bailout is going to help the real estate fall.
I would love to hear from real estate agents and consumers on this.
1. Do you think the Government should be interfering and bailing out these banks with tax payer's money?2. Who and what do you think caused this mess? 3. Do you think they should just let the inflated house prices adjust where they should be or try and stop the values from adjusting down with government intervention?
Please let me know how you feel.  I would love to … (0 comments)

real estate: Importance of a home inspector - 04/13/07 04:55 PM
Whether you're buying a brand new home or a 100 year-old "fixer-upper," it's always wise to have a professional home inspection. An inspection can reveal hidden defects and hazards and tell you how sound your investment really is. To select a qualified professional, the American Society of Home Inspectors (ASHI) recommends asking the following questions:1. What is your experience and training in residential inspection?2. How long will the inspection take?3. What items are excluded?4. May I attend the inspection?5. Will I get a written report?6. What do you charge for an inspection?7. Can you test for radon? What is your fee? Most … (2 comments)

real estate: 1031 Exchanges - 04/13/07 04:47 PM
What benefit is offered by a 1031 exchange? The payment of capital gains taxes may be deferred if investment properties are "relinquished and acquired" rather than sold and purchased. With a 1031 exchange, dollars which otherwise would be used to pay taxes--and are, therefore, gone forever--may be re-invested in the replacement property.Regulations for a 1031 exchange specify that:1. All properties involved in an exchange must be business or investment properties. A personal residence does not qualify.2. The transaction must be an "exchange" rather than a sale of property for money followed by a purchase.3. The exchanged properties must be "like-kind" properties. … (5 comments)

real estate: Buyers Advice - 04/13/07 04:42 PM
There's nothing wrong with saving a few cents here or there by doing things yourself. But when it comes to medical care, building a decent stock portfolio, or buying or selling real estate, it's wise to seek professional advice. When you buy or sell a home, you're dealing with one of the largest assets you'll ever own! Your real estate transaction is too important to leave in the hands of a beginner or part-time real estate agent, so choose your agent carefully. Look for a REALTOR. who has earned professional designations in addition to having an in-depth knowledge of the real estate … (0 comments)

real estate: The Nose Knows, Part 2 - 04/13/07 04:37 PM
Moving out the bad smells and bringing in the good is crucial to the sale of your home. It's important to eliminate bad odors rather than trying to conceal them with a heavy dose of scents and air fresheners. A house that reeks of freshener may leave prospective buyers wondering what you're trying to hide, so remember to use a light touch.Air Freshener - Discretely position an air freshener near the front door. As soon as your prospects walk in, they immediately sense cleanliness and caring.Carpet Freshener - Vacuum with a powdered carpet freshener.Incense Incenses - Most people are turned off … (0 comments)

real estate: The Nose Knows, Part 1 - 04/13/07 04:35 PM
The Nose Knows, PartI
"If it smells, it won't sell." That's a common phrase I hear from real estate professionals, and as blunt as it may sound, it's true. Smelling sensations are so innate to our systems that potential buyers may not be able to pinpoint precisely what was unappealing about a home. Upon further analysis, it usually turns out to be something they smelled. Now, and in "The Nose Knows, Part II," I'll give you ways to tackle bad smells and bring in fresh and appealing scents. Try these ideas before your showings begin.Painting - Complete painting projects two or three weeks … (3 comments)

real estate: Why rent when you can buy - 04/13/07 04:20 PM
If you've heard it once, you've heard it a million times, "Why rent when you can buy, stop just throwing your money away." As rents continue to rise, you'll part with larger and larger chunks of your hard-earned money. Maybe it's time to consider the benefits of buying a home. There are a many excellent financing programs for the first-time home buyers and any home buyer with a minimal down payment and maximum debt. Recent changes in conventional, FHA and VA loan programs make it easier for many people to qualify for home loans.Home ownership may be the largest investment you'll ever make and … (4 comments)

real estate: Lodging House Hunting Tip - 04/13/07 01:02 PM
When house hunting in Hawaii there are many different hotels and resorts to stay in.  I have found it very useful for my clients to stay in a Hawaii vacation rental home. That way they can see how it is to live in a specific neighborhood.  Plus many times it is much more affordable than a hotel or resort. Another source is National Relocation which has a great rentals section with a list of property managers that buyers can contact about leasing a home while they are house hunting. … (2 comments)
