What are you doing to generate leads?  Do you concentrate on generating buyer or seller leads?
I am a listing agent and concentrate on seller leads.  We work FSBO's and expired but work our SOI even more.  We get about 60% of our listing leads from direct referrals from SOI, past clients and agent to agent referrals.  We do some farming and work our website for seller leads.
For buyer leads, my buyer specialists work their SOI, do open houses, feed the database and work referrals.  We don't do any newspaper, color ads, or TV/Radio.

In order to acheive your sales goals, you will need alot of leads. In the economic model we learned how many appointments that we need to achieve our goals.  In the lead generation model, you need a database with enough people in it to ahieve your goals.
Basically there are two groups of people in your data base, Those that you have met and those that you have not met.  Depending on your goals, you will have a mix  of both.

Ever wonder how you can get more business even in a soft market?  The concept is quite simple and all you need are some business cards and a tank of gas.

Those of you that were at Mastermind in Austin, Share with us your "light bulb" moments from mastermind. 
Creative financing is really a huge one for me.  I almost always ask for closing cost assistance for a buyer but probably don't use the money effectively.  Instead of using it to pay the closing costs, I am going to work on the rate buy downs that could save the buyers a tremendous amount of money over the long run.

lead generation: A great way to let everyone know who sold their neighbors home - 10/29/07 02:10 PM
Just so everyone knows me, I put a sign in the yard when I close a buyer. It is my version of the just sold post card. The sign says "Another home sold by Jeff Payne"  I put my logo, company name and phone number on it.  I have gotten many listings from this sign.  In one of my farm neighborhoods, I had 4 signs on one street saying that I sold the home.  My buyers always let me put up the sign and many for at least 30 days.  It gets attention!!!
What things do you do like this for some great exposure?

OK, It is the dreaded Monday morning, time to get back to the office.  How many leads do you expect when you get to the office and get to work.  How many did you generate over the weekend and how many are waiting for you in your office mail box, answering machine, email, websites, etc?   If you did not get any leads over the weekend or have no leads waiting for you today, are you actually in business?  If you owned a pizza place and NO ONE showed up all weekend, are you in business.

Anyone using househunt.com?  I was recently contacted by one of their sales associates about joining their network.  The sales approach was eerily similar to getmyhomesvalue, housevalues, and the rest of the pay for leads type companies.  Having had ZERO luck with these types of companies, I opted to not join the network.  The salesperson told me that I would be exclusive in the market place.  My question to him was, "We have 1400 realtors in our market, why are you calling me?  Did all of the others say NO already?"  Anytime they say the word "exclusive" it raises a huge red … (12 comments)

Are you a lead generator or a lead reciever?  Do you set time aside each and every day to lead generate?  How many hours do you actually lead generate?  I really have to work on my lead gen because many days I find myself waiting for the phone to ring.
