On Nov. 11 I got my first deer. A pretty good sized 4 point.

Nov. 22 I got my new car. A deer hunting tip- it's cheaper to bow hunt than to use your car.

There are many reasons to close immediately after the loan is approved and the buyer is clear to close. Even if that happens 3 or 4 weeks prior to the close by date.
·         Seller can die
·         Buyer can die
·         Buyer can lose his/her job
·         Buyer can run up a credit card and no longer qualify
·         Buyer can get a job transfer
·         Buyer can break up with or divorce co-buyer

I have been asked this question quite a bit lately. The short answer is yes. Not as many as in the summer- as you can see from the graph below, there's a big drop in January. This is due mostly to the Christmas holidays. Thanksgiving and New Years affect this, too.

Many home sellers in Oakland and Lapeer County Michigan ask this question. You should leave and I should not be there either.
For the showing you want potential buyers to be as comfortable as possible. You want them to feel free to express any concerns or dislikes to their agent. Often this is a sign of interest and a good buyer’s agent will often times have solutions. Nobody wants a buyer to pass on a house because of something curable.

The quick sales tend to be the appraisals I sweat out the most. A well priced house will sell quickly. The best prices I've gotten for sellers have been the quickest sales.
Last year I listed a 4 bedroom colonial in Wyngate, Clarkston MI. It was the highest priced sale in the sub in 2011- the highest price since Sept 2010. We got 2 offers the first weekend and took the cash offer so we wouldn't have to worry about an appraisal.

Do The Windows Really Need Replacing?
I was showing an 18 year old house the other day, and the buyer mentioned it would need new windows. They looked fine and no evidence of broken seals. A home inspection should find any problems, but at this point there is no reason to think the windows have problems. So I asked why he thought he would need to replace the windows.
He said- Because they're old. Windows are so much better now days.

We are not currently in a market where it is worth gutting your kitchen or baths before selling your house. Those things will make your house easier to sell, but dropping the price by the amount of the cost of a new kitchen or baths would do the same thing and your house will have an easier time appraising. But that doesn't mean there's nothing you can do to better show off your house without spending a fortune.
