Homes for Sale in Freeport Maine had a slow mont this past October. Freeport currently has an inventory of 86 homes. Out of this inventory only 3 home sales took place last month. This reflects a 67% decrease in transactions from October 2009 and a 40% decrease from just last month in September. The average sales price for these Southern Maine homes in Freeport, Maine was 275K. This price represents an 11% decline from 2009 and a 24% decline from September 2010. The Mid Coastal Real Estate county of Sagadahoc posted solid results in May given the economic conditions with 21 homes selling at an average sales price of 192K. This contrasts with 23 homes at an average price of 223K in May 2008 representing 9% and 16% drops respectively. Relative to April 2009, sales and average pricing were relatively flat. Inventories also have remained flay over the past month clocking in at 415 homes for sale in Sagadahoc County. In May 2008 transaction volume was similar with 7 transactions at a median sales price of 320K after sitting on the market for a median of 89 days. The coastal maine real estate market of Bath Maine saw 8 transactions take place with a median sold price of 118K and a median days on market of 107 in March 2009. This contrasts with 6 homes sold at a median price of 223K after sitting on the market for 219 days in March 2009. Relative to February though the median price is up 33%. The Southern Maine real estate markets witnessed extremely sluggish conditions in January 2009. In all 4 counties followed excepting York there were significant volume drops. The heavily populated Cumberland county saw a 41% drop year over year whilst the lower mid coastal regions of Sagadahoc and Lincoln dropped 30% and 50% respectively. Average sold prices relative to a year prior were all over the map this month, but do continue to trend downward. For the month ending January 2009 the Cumberland Maine real estate markets saw 3 single family transactions occur at a combined average price of 198K after sitting on the market for 193 days. In January 2008 transaction volume was similiar with 4 transactions occurring at a much higher average price of 634K. The winter freeze coupled with the economic crisis is not helping mid coastal maine real estate one bit as in the month of January 2009 Brunswick Maine saw only 2 transactions occur compared with 11 the year prior! The average price for these 2 transactions was 222K which is on par with a year priors avg sold price of 225K. The days on market for homes in Brunswick Maine continue to clock in at well over 100.

The Freeport Maine real estate markets saw 5 transactions take place with an average sold price of 345K and an average days on market of 118 in December 2008. This contrasts with 4 homes sold at an average price of 429K after sitting on the market for 90 days on average in December 2008. 3 homes were sold in November 2007 and thus one can infer volume is low but relatively stable. Compiling the current data for the lower mid coast Maine real estate markets that include Phippsburg, Harpswell and Georgetown, there are 95 current waterfront properties listed at an average price of 698K that have been sitting on the market for 164 days. For the month of October 7 waterfront homes were sald at an average price of 406K. Compared to October 2007, 7 homes sold as well at an average price of 389K thus prices for waterfront proeprty based on this small market snapshot appear to be stable.
