Generally I keep my posts limited to statistical in nature, disseminating the monthly housing statisics on the various Southern and Coastal Maine real estate markets.
Why?  Primarily simply to generate links back to my website www.mymaineproperty.com in an effort to boost Google juice/rankings which is motivated mostly by the desire to  "hook" potential new buyers perusing the internet, ultimately closing the deal and making money, but hopefully a new friend along the way, (this is one of the greatest perks of being an agent for me)!  Does this make me a bad person? I hope not!!

maine real estate law: Brunswick Maine 2008 Real Estate Year in Review - 01/20/09 12:53 AM
The real estate markets in Brunswick Maine have held up surprisingly well given the economic, financial and housing downturn. The average sold price in 2008 for a residential home was 259K...down from 276K in 2007 representing a 6% decrease in value vs a mid coastal Maine housing average of approximately 10%.
Transaction volume followed the state average being off about 20%.  An anomoly in this market relative to state is the days on market average that has held steady at 90 for the past 3 years relative to an increasing average most other places.

 The Coastal Real estate communities of Phippsburg and Georgetown/Arrowsic saw 4 transactions take place with an average sold price of 232K and an average days on market of 365 in December 2008. This contrasts with 3 homes sold at an average price of 200K after sitting on the market for 44days on average in December 2008.The markets in lower mid coastal Maine have been and will continue to be slow as the 2nd home buyer is effectively stopped buying property given the state of the economy.

maine real estate law: New Maine Lead Paint Law - 06/19/07 09:46 AM
 It seems like a new disclosure is added every few months or so up here in Maine: our one page lead based paint disclosure turned intoa more complicate 3 page form a couple of years back, then came the arsenic in well water and the arsenic in treated wood disclosures, then the energy disclosure for multi units.  It seems in the digital age our paperwork is growing at a faster rate!
 Yesterday a new law in Maine was passed that reguires a 30 day notice be given by certified mail of an activity involving lead-based paint or that has a risk of creating a lead hazard if the structure … (3 comments)
