Comparing this to 10 transactions at an average price of 497K in December 2007 one actually sees a year over year price increase of 8% although this number s probably skewed by a high value home selling coupled with a small sample size. With a current inventory of 72 properties the Cape Elizabeth residential real estate market remains slow and will most likely continue this way for the foreseeable future.

This represents a volume drop of 23% from numbers seen in 2007 when 344 transactions occured at an average price of 245K and a median price of 215K. It seems for the time being a bottom has been found in the Southern Maine real estate housing markets. Steady as she goes the month ending October 2008 saw little change in prices from August and September. Transaction volume remains down 10% from a year prior and average sold prices are 10-15% off last years numbers but the month over month pricing has held up well. Additionally this past month saw a significant increase in days on market averages for 3 out of the 4 counties followed that point towards a slow road ahead. For the month of September pricing continued to remain off 15%-20% from a year prior in the 4 counties followed: York and Cumberland in the southern Maine housing market and Sagadahoc and Lincoln in the mid coastal Maine real estate market. Finishing the summer strong in the month of August, the Southern Maine real estate markets posted significant increases in transaction volume, 16% in York and 11% in Cumberland, home of Portland Maine. Average prices were also up in both counties in Southern Maine as well as the mid coast region. I believe Maine continues to buck the national trend due to the continued influx of baby boomers retiring and buying 2nd homes in the area.
