Part of the paperwork I provide my buyer clients when making an offer is a Buyer's Estimate of Closing Costs worksheet.  This sheet is preliminary and is only an estimate, but I do my best to make it as accurate as possible so that there are no suprises at the settlement table.
There are a few items that raise eyebrows among buyers from out of state who have purchased property before (but not in Wayne or Pike County PA), and one of those items is the Real Estate Transfer Tax.

Every time I talk to potential new buyers, they seem surprised that I've been busier than ever the past several weeks.
The economy, while depressing, has also encouraged buyers to invest in real estate, particularly vacation homes in the greater Poconos / Lake Wallenpaupack region. Perhaps it is because some people are no longer interested in spending thousands of dollars per year traveling, when they could instead be investing in a  second home in themountains to spend their vacation and weekends off.

Vacation Home Sales On Record Rise According to an April 2007 news release from The National Association of REALTORS, vacation home sales rose 4.7% in 2006, while investment sales and primary residence sales fell. 14% of all homes purchased in 2006 were vacation homes, up from 12% in 2005.
The NAR article goes on to report that typical vacation home buyer in 2006 had a median income of slightly over $100,000 was about 44 years old. There have been a few blogs lately about ridiculous MLS listings.  I really am embarrassed sometimes by what I send to my potential buyers - because these listings have MY name and contact info on them, and some buyers really have no idea that I am not the listing agent; they may very well think that I wrote up that completely worthless description - spelling errors and typos and all.
It seems that REALTORS are bored with vacant lot listings; so bored, that they can not be bothered to write a helpful description of the location, at least.  Such as "Two miles … (10 comments)

My kids were pretty revved up about Earth day here in the Pocono Mountains, (but they don't think about septic systems). My youngest had a ball when her first grade class went out to the surrounding woods to pick up litter. She wanted us all to go around our neighborhood near Lake Wallenpaupack and pick up more litter - I promised her that we would set aside an afternoon to do just that.
