Yesterday, around mid-day a client called asking about an REO listing. At that time, it stll showed "active" on the Kauai MLS (multiple listing service). Hours later, I went to update my Web site and the same listing was now "contingent" (i.e. had an accepted offer). So you never know, when a property interests you, just how quickly someone else may get to it before you.
