old town: 707 Southard Street - Key West Cottage - Back on the Market - 06/29/12 08:58 PM
707 Southard Street - Key West, Florida

This special little home at 707 Southard Street is located in the heart of Old Town Key West and is back on the market. (It's been on and off a couple of times since it was listed this spring.) You can't beat the location for convenience. Most of the neighboring homes are equally charming and certainly much pricier. The asking price will fit the budget of many buyers who want a simple getaway place: asking $565,000.

old town: 904 Frances Street - Old Town - Key West - 06/27/12 01:03 AM

 904 Frances Street - Old Town - Key West - June 2012
I recently got  a chance to view the charming bungalow located at 904 Frances Street in the Old Town area of Key West. I had not been inside this recently remodeled house. I was pleasantly surprised to see how much I had missed. This not so little four bedroom home is worthy of further consideration.  The listing Realtor describes the property this way:
"Delightful renovation of a cigar makers cottage on one of the best streets in the heart of Old Town Key West. Three bedrooms and … (3 comments)

920 Terry Lane - Old Town - Key West
920 Terry Lane in Old Town Key West sits opposite the foot of the Historic Key West Lighthouse. I doubt that the view from 920 Terry Lane will change within the lifetime of anyone reading this blog. And that ought to mean long term neighborhood stability for any buyer of this property.
The listing Realtor describes 920 Terry Lane this way:
"A Million Dollar House with a Million Dollar view in one of the best locations of Old Town Key West. Just 1 block from the Hemingway House and 2 blocks from … (2 comments)

old town: 413 Frances Street - Old Town - Key West - 06/13/12 04:39 AM

Just listed, but not by me, 413 Frances Street in Old Town Key West. When you enter the front doorway your eyes are immediately drawn to the Dade County Pine walls and stairway to the second floor by the sign over the stairway entrance that reads "Welcome To Paradise". This house is the embodiment of what would-be home buyers dream of in a Key West house. The Dade County Pine is a given. The almost rustic appearance is intentional. The lack of some finishes was an artistic choice and not an excuse to finish something. (The owner has meticulous records … (1 comments)

old town: 718 Olivia Street - Key West - 05/29/12 01:33 AM

718 Olivia Street is a must see for the buyer who seeks a great Old Town location where  he or she can restore and probably expand a great Conch house and create tropical gardens, add a pool, and off street parking on the over-sized rear lot that is a rarity in Key West.  The listing Realtor describes this property thus:
"A grande historic house built between 1899 and 1912. 5 bedrooms. 2 bathrooms. Large LR, DR and kitchen. Beautiful hardwood floors. High ceilings and 23 large windows create a steady flow of light and air. 9401 sqft … (3 comments)

old town: Key West "Selling Season" - a Perspective - 05/07/12 03:24 AM

For Sale By Owner in Key West

The traditional Key West Selling Season (the time period between Christmas and Easter) just closed. I realize that many contracts that were written before January 2012 actually closed after then and that contracts written in April may not close for another month or longer. This analysis looks at the total closed transactions between January 1, 2012 and May 1, 2012 in the single family and compares the results to the same time period in 2010 and 2011. I used the Key West Association of Realtors mls database which shows only transaction where … (2 comments)

old town: 829 Simonton Street - Bank Owned Investment Property - Key West - 05/02/12 06:46 AM

829 Simonton Street - Bank Owned - Old Town - Key West

Preferred Properties Key West just listed the landmark building at 829 Simonton Street in Old Town Key West.  I wrote about this property several months ago when it was a short sale that, well, didn't sell.  Now the building is Bank Owned and Offered at $935,000.

The building was originally built circa 1874 and was significantly updated  in 2002. The building sold in 2004 for $1,600,000. The building was updated again when the last commercial tenant customized the offices which occupy the main floor, or … (1 comments)

old town: Fool's Gold - 05/01/12 01:27 AM

In the next couple of days I will blog about the results of the past Key West real estate selling season. I thought it worth while to discuss a re-emerging facet of Key West real estate and that is the return of the greedy sellers.  Maybe they never went away. Maybe they just hid sheepishly, lingering in the background, awaiting the right moment to re-appear from their sulk-fest after the American economy spiraled out of control in 2008.

Key West got a double whammy during the economic downturn. A huge number of the homes and condos people … (0 comments)

old town: Mr. Potato Head - 03/06/12 02:03 AM

One of the very best Christmas gifts I ever received was given to me by my big sister back in the early 1950's - it was a Mr. Potato Head. Unlike the Mr. Potato Heads today, you needed a real potato to make this toy work. Today's version is made out of plastic and to me that is just 'wrong'.The thing I liked about Mr. Potato Head was that I could make him become whoever I wanted him to be. He could look happy, for sure. But I could put his ears or nose in a funny place or move … (3 comments)

821 Southard Street, Key West, Florida - 1965
821 Southard Street, Key West, Florida - March 2012 821 Southard Street has a very calming affect on me each time I show the house. It reminds me of my grandmother's house. It is to comfy-cozy. It sits high up off the ground. The house sits back from the street protected by a white picket fence. Two giant palms flank the house to provide cooling shade in the hot afternoon sun. The porch runs the width of the house where an owner could sit and watch the world pass by.The front … (1 comments)
