On February 12th I blogged about a then new short sale for a nice house located at 1307 Elizabeth Street in the Old Town area of Key West. I ended the blog by predicting "This will go quickly, at least as far as contract negotiation." It did. It went under contract within a couple of days but just came back on the market. The listing agent told me the prospective buyers weren't prepared for the time period to get the short sale approved. Such is life today. Almost everybody expects instant gratification. If you are a long time reader of my blog you may recall that I wrote 1434 Virginia Street, Key West in 2015 when it was offered for sale as bank owned property. The property was purchased but not renovated and sits in the same basic condition as previously reported except that two of the large trees on the east side of the lot are now gone. I am copying my older blog to share the photos and descriptions of the house, rooms, configuration, and condition. Just imagine fewer trees.

I did a quick search of the residential real estate sales in the Key West area for the first six months of 2012. The sales area I used was from Mile Marker 0 (Old Town at Mallory Square) to Shark Key. I excluded Big Coppit sales as I do not think they represent the Key West market. A total of 138 single family homes sold in this area at a median price of $670,850 or $374 per sq ft. I was walking down the street a while back and noticed a couple of Key West crazies acting out on the front porch. I picked up my camera, snapped a couple of quick pics, and ran. It occurred to me that they may have been upset by the fact that there is definitely a shortage of houses for sale in Key West. The cute little cottage at the Conch Grove Compound is "back on the market" as a short sale and the lender has approved the property for short sale at the price of $325,000.
