A few years ago there were only 20 or so homes for sale under $200,000 in Medford at any given day when I searched, but things are different now. 2 homes were actually under $100K!!! 5 homes under $125K 22 homes between $125 and $150k 36 homes between $150k and $175,000. 51 homes between $175K and $200,000. This house is for sale for $195,000, has been recently remodeled, 4 bedrooms, 1 bath. There are great loan products out there to buy these homes. Overall the number of home sales has dropped in the last 13 months in Jackson County Oregon. You can see by the graph below what has been happening. Almost half the number of homes sold in April 2008 vs April 2007. It might be weather related, but more likely the slow down in the California real estate market, and tighter lending practices. I just got done reading Paul Pastore's article on this issue. He was writing about a recent meeting of long time real estate greats. They were asked this question - when will the market improve? This was the answer that got me - Virginia Reichard, who recently turned 82, when she felt the market would improve. She replied, "The market will improve when you improve. The market will get better, when you get better". I thought I would read a lot of different predictions - like spring of 2009 or 2012 or never....
