Chatting with a friend yesterday about how much the real estate market has changedin the last 5 years had me curious for clarifying data.  
I took a peek this morning in Mirealsource™ to see the hard numbers during the monthof April in 2003 compared to what we are experiencing now in the housing market in Aprilof 2008.  I chose Chesterfield Township in Macomb County as my target area and thisis what the 5 year snapshot looks like:

Late yesterday afternoon while driving home after showing homes I had one of those “lightbulb” moments go off inside my head. (No jokes from the peanut crowd please) All of the homes I viewed were bank foreclosures with the exception of one lovely home.
I jotted down notes on each home and realized that there were common issues as to why these homes have not sold and it wasn’t the price. If I was ever asked to sit on an advisory committee to banks & REO managers I would give them this advice:

A phone call the other day illustrated to me once again how quickly our real estate market here in Macomb County is changing.
The gentleman who called told me that he had been on my website frequently and had his eye on a bank owned home that was on the market. I realized that it was past the 15th of the month and is my habit I wanted to see how the real estate market in Chesterfield Township is faring duringthis mid-month period.When I looked back at the same time period for October of 2006 and comparedit to this time frame I became excited and feel more positive today than ever.There were 68 residential homes listed from October 1st through October17th.In comparison, during this time frame last year 76 residential homes went on the market.   Fewer homes hit the market which means that the "supply anddemand" may soon swing back to a … (0 comments)
