real estate: What Consumers Want in their Real Estate Agent - 08/27/09 03:09 AM
This week I posed this question on my Facebook page:
What do you look for in your REALTOR? Be specific: internet savvy, traditional advertising, contact, etc

I got some excellent answers and they seemed to follow a very common thread.  I found it interesting that many of us agents spend a lot of time trying to brand ourselves as being the neighborhood expert, internet specialist, new construction specialist, etc., yet most people answering my question never mentioned a specialty as being important.
Christine Pilch (@christinepilch) said she wants Honesty and integrity.

real estate: First Time HomeBuyers, What Are You Waiting For? - 07/09/09 08:33 AM
The clock is ticking on the time left to take advantage of your first time homebuyer tax credit!
Countdown Timers I have had many young buyers ask me if I really think now is the right time for them to purchase a home. The answer is YES and not only because I would love to help them. I would say yes to these young people even if I wasn't involved in the real estate industry and this is why:
#1- The tax credit. I had a buyer purchase a home in Springfield, MA, file an amended tax return and get … (5 comments)

real estate: Swimming Upstream - 05/25/09 01:51 PM
Today I had my first experience at the fish elevator at the Holyoke Dam in Holyoke, MA.
I have lived in Western MA my whole life and somehow missed out on this curiosity until today.
At the Hadley Falls in Holyoke Ma the annual migration of anadromous fish is no small affair. A visit to the  website explains the technical aspects.
I stood watching the fish through the observation windows with my daughters and I listened to my guide and date explain to us that these fish are swimming up the river to mate and then die.   This brutal trip takes … (3 comments)

real estate: I Love First Time HomeBuyers! - 05/20/09 12:05 PM

In my over 20 year career the one client that has always been a favorite is the first time homebuyer.
What isn't to love about the flush of excitement as a young adult sheds the protection of parents, landlords or school and makes the decision to strike out on their own?  Their energy is contagious and they are open to education and guidance.
These fledgling buyers almost always do everything on time and as you requested because they don't have the bad habits of more "experienced" buyers.
I am working with a series of first time homebuyers lately, most of … (5 comments)

real estate: Western Massachusetts: You're Hot Then You're Cold! A REALTOR'S Musings on a Strange Love. - 05/05/09 06:09 AM
April 28, 2009, Westfield, MA...no one knows how to dress today.  It is 95 degrees and everyone is complaining about it being too hot, too soon.  The daffodils and tulips are wilted in protest and I didn't unpack my summer clothes yet...what happened to spring?
May 5th, 2009, Westfield, MA...I sit in my office shivering.  I unpacked the summer clothes and now I am ready to go unpack the sweaters!  Again I  sit wondering where did Spring go?  It is raining, which isn't so odd, but it is CCCCCoold today.  Isn't it supposed to be warm in May?
Well, after living … (6 comments)

MONDAY MANIA MOMMY MADNESS!
Started the day working from home and mentioned on twitter that I had to take my "cherubs" with me on a house showing.  The responses that I got varied from "I will pray for you" to "use a carrot and not a stick".  All helpful, but most of these people have only ever seen pictures of my girls...

They LOOK so … (13 comments)

real estate: How Much Difference Will 1% Make in My Mortgage Payment? - 04/17/09 05:01 PM
It is no news to you that mortgage interest rates are terrific right now.  I have heard a lot of speculation from potential buyers that maybe they should wait because they might get lower.  The opinion of many professionals is quite the opposite, however.
These low rates are historic and not bound to last for too long.  The most likely change is that the rates will increase, not decrease, especially if the market improves.
With the convergence of terrific rates, low home prices and the first time homebuyer tax credit: now may be the best time in history to buy a … (1 comments)

real estate: Baby Chicks Hatched at Pre-School! - 04/08/09 02:31 AM
My 4 year old daughter goes to pre-school at the Westfield, MA YMCA.  Her teacher Miss Sarah and one of the moms from the class teamed up to hatch chicken eggs in an incubator in the classroom.
Some time had gone by and there was concern that none of the eggs would hatch.  Yesterday we arrived at school to find several had, in fact, hatched.  Today we arrived to no less than 25 baby chicks!
Take a peek at this adorable video for a quick Spring smile and Happy Easter and Passover!

real estate: First Time Buyer TAX CREDIT Explained - 04/03/09 02:41 AM
Are you a first time homebuyer who is confused about the tax credit changes?  Perhaps you are considering becoming a first time homebuyer and you want to understand how the first time home buyer tax credit will help you? Let me help to explain it to you...
There are a few key items that I think are important:
#1- The tax credit is increased by $500 since 2008 and does not require repayment as the old credit does.
#2- Any first time home buyer is eligible. A person is considered a first time buyer if he/she has not had any ownership … (0 comments)

real estate: PodCamp Western MA: A PodCamp Virgin Tell All. - 03/29/09 03:21 PM
The first thing I learned at Podcamp was the #1 google search is for sex and the second is for Facebook.  Now that I have your attention, let me tell you about my first PodCamp Experience.
Being a PodCamp Virgin, I had no expectations, in fact, no real understanding of what I had signed up for.  I knew that a great friend @HeyAmaretto (on twitter) was going and I really wanted to meet her IRL and I knew that other local twitterers were excited about this event...so I decided to go.

From the moment I arrived at PodCamp WesternMA I … (6 comments)
