While nobody can predict the market and what the future holds, all the indicators point to more of the same for 2008. Home prices will continue to decline.
According to Banker and Tradesman- January 2008 foreclosures doubled from January 2007. This data along with other economic indicators will continue to drive home prices down.

This year really flew by!  In these challenging times it seems that not one deal was "easy". 
My toughest deal this year began with a listing taken in December 06. ( House A).  The buyer for house A has a house to sell which isn't yet on the market.. so I take this listing ( house B).
The buyers for house B eventually come along and THEY have a house to sell as well ( House C).
House C couldn't close on time due to installation of a septic system. This was entirely and utterly the most stressful deal this year.

I read an article on Boston.com today.. For sellers, the  next year will be a trying year. If you do not need to sell.. DON"T.  Record numbers of foreclosures are causing home prices to fall.  In April of 2008, there will be hundreds of adjustable rate mortgages that will reset.. what this means is that those with adjustable rate mortgages may experience a larger house payment, which has been the driving force of the plethora of bank owned properties we are seeing on the market today.

If you are an investor or a first time buyer, you probably have considered bank owned property or properties being offered on "short sale". (A short sale is when the home is worth less than the note owed by the seller of the home.).
I have submitted several offers on both bank owned and short sale properties, over the past few months. Here is what I have learned.
