If you have ever worked with a Realtor then they probably asked you a series of questions in the beginning. I hear this one daily. Everyone is looking for a deal. What does that mean exactly. In Sarasota, everything is a deal when you compare it to price 3 or 4 years ago. You may want to clarify this one with your prospect. For example, if they are only willing to buy if they find a $400,000 (today's market value)home for $300,000 are they a real buyer? If I found a seller like that I could sell that home to just about anyone qualified.

Usually, out of town buyers are made of people relocating and those looking for a 2nd or vacation home.
