WHATS GOING UP UP AND AWAY TAMPA BAY HOME PRICES THATS WHAT
Buying a home inTampa Bay is getting progressively more and more expensive. Today lets take a look at prices ‐ even if we just projected a ten percent increase in prices in the last year and most of the price indexes saythe prices went up more than that ‐ if we look at a ten percent increase that means that $200,000.00 house is now $220,000.00. Buyers in buying a tampa Bay Real Estate can no longer get the 3.5 percent interest ratethey could get last year. Right now they’re going to pay about 4.5 percent. Well that means that aTampa Bay home mortgage payment went from a little less than $900.00 a month to over $1,100.00 a month. That’s a$216.62 increase every month a new home buyer paid because they waited. If multiplied over 12 months it cost a home buyer an extra $2,600.00 a year. Here is a table showing you in each region of the country at what price points houses are selling whether they’re up or down from a year ago. As you can see at the lower price points sales are falling off. Not because people aren’t buying those houses. They’re no longer even available for sale. So, of course, houses under $100,000.00 in many parts of the country will fall. Like out west they fell 47 percent because there are no more houses under $100,000.00.

Here is the homeownership rate by age. What we can see is there has been the biggest falloff in percentages for that 35 and under group, the group we are specifically talking about right now. That drop-off is going to be corrected. That anomaly right there is going to be corrected.
Now part of those people are living with their parents. Here’s a graph showing the 25-34 year olds living with their parents, in millions. Back in 2003, that number was four million, ending last year it was 5.6, and probably that number is over six million right now., … (0 comments)

Guess what?! Property pricing is getting much better! Goldman Sachs is also warning clients that REO investors are bidding up for shrinking reserves of properties. Meanwhile, banks are increasing and turning to short sales and maximized returns, which also means smaller price discounts. The reason prices have dropped, you know, bouncing off the bottom, is because we’re back to normal months inventory, a six-month supply of inventory, and that’s a normal market. That means prices are going to be just relatively stable; up a little bit, down a little bit. We have to be able to break that down.
