Better late than never.... Last week's brokers open tour was educational and a bit exciting. Today I finally had the chance to go out and see some active listings in the South Gables area. It's usually hard with the mid-day rush to get out and see properties, but we made it a point this week to go visit some of these listings. In all it was a very successful tour with some nice houses and some that were very impressive. We even had an opportunity to see an amazing $18M house with a private observatory, a shooting range, a dark room and over 900 feet of water frontage! Ft., have closed in the past 6 months (i.e., 74), with an average sale price of $496,081 (or $283 per sq. ft.). An interesting trend emerges when you compare the current 90 days closing sales with the first 90 days closing sales of 2013.
