beverly hills: New Short Sale Website for Oakland County Home Owners http://www.ShortSaleOaklandCounty.com/, Oakland County, MI - 11/12/09 09:36 AM
The Mike Realtor Team is proud to announce that we have launched a new Short Sale Website!!!
New Short Sale Website for Oakland County Home Owners http://www.ShortSaleOaklandCounty.com/, Oakland County, MI
This website was made for consumers to learn about Loan Modifications, Short Sale and Foreclosures.  It has many reports that are easy to read and understand. As a real estate agent, what I often see in troubled homeowners is a belief that they are alone with their challenges. Regrettably, over 70% of homeowners in foreclosure proceed without ANY visible assistance. This is not acceptable for the communities I serve.

beverly hills: Buyer Agent Realtor Tip #1, "To Get A Great Buy, You Need To Be Ready Willing And Able To Act Fast, Birmingham, Michigan! Mike Sher - 09/10/09 04:02 AM
Just closed on a great home right in Down Town Birmingham!!  Yes it was a Foreclosure and yes it took for ever to close, but well worth it.   After texting my buyer about the home moments after it went back on the market. We walked through the door and knew it was a steal of a deal.   How did he know, because we lost 3 other homes just like this one because we wrote too late and too low.
This time, we were not going to be 2nd fiddle.  I pulled out my netbook and wireless internet card and wrote the … (0 comments)

beverly hills: Short Sale Realtor Tip #24, Both Borrowers & Lenders Are Walking Away From The Home, With The Borrower Left With The Bag! Beverly Hills, Michigan! Mike Sher - 09/09/09 07:06 AM
The link below comes from a CNN report on how banks are foreclosing on borrowers but never taking title so the borrowers are foreclosed on but still have all of the obligations as owners of the home.  All city fines, taxes, assessment and any violations from the municipality are still the responsibility of the now foreclosed borrower.  Also don't forget the balance of the note plus late fees and interest are still the obligation of the borrower.
Why would the bank do this?  The value of the asset (borrower's home) has declined to a point that it would cost the bank … (1 comments)

beverly hills: Waterford Short Sale Realtor Tip #20, Whose Turn is it to Call the Bank?, Bloomfield Hills, Michigan! Mike Sher - 08/09/09 06:06 AM

I was talking to a Birmingham Short Sale Seller who happened to be listed with another Realtor (no one is perfect :) ).  The Seller happened to have read my blog and was calling me for advice.  His/her agent, a well known and accomplished local Realtor, was not as proficient in Short Sale negotiations as the seller thought they would be.  The Seller became aware of this after signing a six month listing agreement.   The problem was the listing Realtor was barley communicating to the bank at all with an offer that was 2 months old and getting older.  The … (5 comments)

This article really talks about how hard it is to do a short sale and the importance of having professional working with you who know what they are doing.  Make sure that who ever is working on your short sale knows what to do, how to do and will not give up

Some facts from the article to be aware of:
11% of sales in June were short sales. (says NAR) In March of 2008 the average short sale acceptance time was 4.5 weeks and while the … (3 comments)

beverly hills: Short Sale Realtor tip #13, Top 10 reasons why your home has not sold, Birmingham, MI - 05/19/09 05:40 AM

You're upside down with a loan greater then what the home can sell for. What you owe is irrelevant to how much a buyer is willing to pay for a it.   Other homes are priced far less because they are bank owned or Short Sales.  These homes are selling and their is an ample supply of them, you can not wait until they are all sold.. The local economy has generated buyers who are only looking for "Deals". If your home is not priced right it will sit because buyers will find another seller who will wheel and deal! … (2 comments)

beverly hills: Short Sale Realtor tip #12, if you are unwilling to really work the short sale, then don’t take the listing, Birmingham, MI - 05/19/09 02:27 AM

Realtors hate saying no; we are in the yes business.  In the past, saying yes was not a big problem.  If an agent wanted to "buy the listing" (tell the seller what they wanted to hear to secure the listing), the greatest harm done to the client, was the disappointment of selling for less then promised.  Not the best practice by Realtors but it was done to get their sign in the yard of attractive homes.  An agent would get buyers, a neighborhood presence and maybe even sell the home after a few price reductions.

Now in a Short Sale, … (3 comments)

beverly hills: Short Sale Realtor tip #10, Top 5 reasons to choose Short Sale over Foreclosure, Troy, MI - 05/07/09 02:54 AM
Short Sale Realtor tip #10, Top 5 reasons why a seller should choose a Short Sale over a Foreclosure, Troy, MI:
With a Short Sale, you have Leverage to negotiate terms with the bank, a Foreclosure you have none. Often with a foreclosure, the asset is worth less then the note so the investor can hire an attorney to collect through wage garnishment and liens up to 10 years or longer. A Foreclosure must be disclosed on future applications for credit and employment.  Plus, security clearances can be revoked, denied or limited. A foreclosure on your credit report is almost impossible … (0 comments)

beverly hills: Short Sale Realtor tip #9, Never Quit, Never Fail – Beverly Hills, MI Specialist - 05/06/09 04:28 AM
I enjoy a very high Short Sale closing ratio.  I.E., if I list a home as a Short Sale, I often sell it.  Many other realtors can not boast the same claim. Why am I so successful while others are not?  Not because I am smarter or better connected then them.  I NEVER QUIT!!!!
I remember watching the summer Olympic swimmers last year.  If you watched the swim heats, you'll notice that the deciding factor of the race was not the first 180 meters but in the last 20.  Many swimmers got tired, over confident, under confident or just gave … (5 comments)
