buyers: You aren't cheating on me are you? - 03/13/07 12:24 PM
I have a question. Do you feel loyal to one loan officer?
As you may know by now, I thrive on getting the opinion of others. I like hearing thee thoughts and opinions of other real estate professionals. So, my question to Active Rain is... Do you in fact feel obligated to using one loan officer, or do you feel like you are cheating when you shop them?
Now personally, I have two preferred loan officers which I like you use. A lender for those with good credit, and a lender for those with sub prime credit. When I speak to my … (2 comments)

buyers: Home inspection, "Oh, you do not need one, it is a waste of money!" - 03/12/07 01:17 PM
I really enjoyed this article I found in the "Cecil Whig", it just goes to how you, it is a duty of an agent to eduacte the buyer or seller about the homebuyer/homeseller process. Here goes:
Sellers must usually tell buyers about a home's defects, but that doesn't erase the need for the buyer to hire a professional inspector.
Dear Mr. Myers: I disagree with some advice you recently provided about the need to hire a home inspector. The law clearly states that a seller must voluntarily disclose any problems with his home to a buyer, so hiring a home inspector is … (9 comments)

buyers: Take it or leave it, you tell me... - 03/12/07 05:32 AM
In the office the other day, there was a brand new agent on floor duty. When I say brand new, I mean brand new, not one transaction yet. She is a nice woman, very anxious to get her real estate career started, and very eager to gain clients.
She proceeds to tell me she had a lead call from a man who wanted to list his home, no questions asked. Sounds great, huh? Well, he wants to list his home for over $500,000, when the comps in his area clearly do not support that. Of course his house is the best … (2 comments)

buyers: THE ALL MIGHTY CMA - 03/11/07 11:44 AM
I came across this article when reviewing the archives of my local newspaper, "Cecil Whig." I was hoping to get a few opinions on this. What do you prefer personally? To over-promise an under-deliver? Or to under-promise and over-deliver? Do you pump up the CMA price to get a listing? To me it is a no brainer.
CHECK IT OUT!!!

"Sellers must be careful when choosing a real estate agent"

A seller should never hire a real estate agent based solely on the agent's promise of getting more than the home appears to be worth.

buyers: How will I handle the withdrawl?? - 03/08/07 08:40 AM
I will be missing for 5 days, March 15- March 20. I will not have access to a computer. It is going to be a sweet getaway. No kids, no worries, no problems. I am going to visit my mother in her own personal paradise in Key West, Florida.
I will still be in the loop of business, my mom has a few properties she is selling down there. I love to tour the historic properties of Old Town, Key West. If you ever get the opportunity to do so, DO IT!! I also love the 85 degree weather, and soaking up … (4 comments)

DRUMROLL, PLEASE....
517 Anchor Drive, Joppa 21085
This new one wins my award for the day because of it's location in the sought after "Rumsey Island" community in Harford County. It is nestled on a nice postage stamp size lot of 1/4 acre in this water oriented community.
Rumsey Island offers a community pier and boat ramp. Not a bad deal for $289,900, for the water lover. Bring your jet-ski, boat or fishing rod. Three bedrooms, one and a half baths, with updated kitchen. Another added bonus is a shed/workshop on the property with electric.
Guess what else, this lot is adjacent to the state … (0 comments)

buyers: Money well spent... Or wasted??? - 03/03/07 04:37 AM
I want to know what you THINK!!!!
I just invested in a new advertising program, and I wanted to get a few opinions on whether you thought it was money well spent or wasted.
There is a local health club in my area, which is also a pool club in the summer months. This is a huge facility, which is also the home of various rec council events; lacrosse, soccer, etc. There is a giant indoor soccer arena where all the rec council events are held.
Let me cut to the chase... For a considerable dollar amount, you can choose to be a preferred … (10 comments)

buyers: YOUR ADVERTISING BUDGET - 02/28/07 01:26 PM
Curiosity has the best of me. Advertisement can be, and often is key in this business. I would like to get a good response and input on a few aspects of advertising.
What methods of advertisement do you feel is the most effective? Is there anything you swear by? What methods of advertisement do you feel is the biggest waste of money??
We know we can spend a HUGE amount of our money on advertisement. One thing I love about Active Rain is getting the opinion of others in the field on subject that pertain to all of us.
So, give me your opinions... … (10 comments)

buyers: Will I sit at the settlement table alone?? - 02/27/07 07:40 AM
Picture this..... A beautiful cherry dining table with eight lovely chairs placed neatly and strategically around it. No places set, just the settlement officer, the sellers agents, and myself, the buyers agent. It sounds perfect, right? Wait, but wait, where are the buyers.
Are the buyers coming? Probably not. I have been working this deal like a dog since September. Yes, today, February 27, 2007 at approximately 2pm they informed me they are not coming tomorrow at 1pm. Their settlement has been rescheduled twice, due to problems with the walk through. Now, the day before settlement, they feel as if they … (1 comments)

buyers: Is it okay to light up?? - 02/26/07 11:51 AM
I read an extremely interesting article the other day, referring to communities as condominiums or townhomes not allowing homeowners to smoke in their own homes. What do you think??
Personally, I am not a smoker, never have been, but do you feel as if this is invading your rights as a homeowner? Let's see, homeowner associations dictate many things. They can tell us how often to cut our grass, whether to have a swimming pool or not, and even what colrs we are allowed to paint our properties. Should they be able to tell us what is able to go on behind … (28 comments)

buyers: An Active Rain idea, "How Far would You Go?" - 02/23/07 05:57 AM
I have read a few posts lately about what lengths to go to for you clients. I have come across a few blogs that member have listed just how many properties they will show before firing a buyer. I have a few thoughts on the issue, again they are only my opinion, and mean no offense to anyone...
Yes, there are buyers out there who are not really buyers. They are just wasting time, looking at homes to get decorating ideas, or maybe to be nosy. There are also buyers that are indecisive and need that extra push in the right direction.
I … (1 comments)
