I have a question. Do you feel loyal to one loan officer? As you may know by now, I thrive on getting the opinion of others. I like hearing thee thoughts and opinions of other real estate professionals. So, my question to Active Rain is... Do you in fact feel obligated to using one loan officer, or do you feel like you are cheating when you shop them? Now personally, I have two preferred loan officers which I like you use. I really enjoyed this article I found in the "Cecil Whig", it just goes to how you, it is a duty of an agent to eduacte the buyer or seller about the homebuyer/homeseller process. Here goes: Sellers must usually tell buyers about a home's defects, but that doesn't erase the need for the buyer to hire a professional inspector. In the office the other day, there was a brand new agent on floor duty. When I say brand new, I mean brand new, not one transaction yet. She is a nice woman, very anxious to get her real estate career started, and very eager to gain clients. She proceeds to tell me she had a lead call from a man who wanted to list his home, no questions asked. Sounds great, huh? Picture this..... A beautiful cherry dining table with eight lovely chairs placed neatly and strategically around it. No places set, just the settlement officer, the sellers agents, and myself, the buyers agent. It sounds perfect, right? Wait, but wait, where are the buyers. Are the buyers coming? Probably not. I have been working this deal like a dog since September. Yes, today, February 27, 2007 at approximately 2pm they informed me they are not coming tomorrow at 1pm. I read an extremely interesting article the other day, referring to communities as condominiums or townhomes not allowing homeowners to smoke in their own homes. What do you think?? Personally, I am not a smoker, never have been, but do you feel as if this is invading your rights as a homeowner? Let's see, homeowner associations dictate many things. They can tell us how often to cut our grass, whether to have a swimming pool or not, and even what colrs we are allowed to paint our properties. I have read a few posts lately about what lengths to go to for you clients. I have come across a few blogs that member have listed just how many properties they will show before firing a buyer. I have a few thoughts on the issue, again they are only my opinion, and mean no offense to anyone... Yes, there are buyers out there who are not really buyers.
