Every year in January I write my annual recap of Hampton Place Home Sales for the prior year, 2018 will go down as the year of "Sale Pending" no sooner than a home listed did it seem like it was under contract. For those of you who are considering selling in 2019, here is a look back and my forecast for 2019.

home sales report: Johnson County KS Home sales report, Were not ugly at all

The Kansas City Star reported this Sunday that 2007 home sales were ugly. Well they weren't talkin about my girlfriend Miss Johnson County Kansas. While she wasn't beautiful in 2007 she was at least cute. Johnson County KS has 24 zip codes and 16 of those zip codes showed an increase in sales price for the year 2007. That is almost 75% of the zip codes in Johnson County showing a price increase for 2007. For many people 2007 was a year of up's and down's. That would be a really great way to describe the housing market. Some neighborhoods were up and some were down. Well Willow Bend in South Overland Park was one of those neighborhoods that was up. 2007 saw a solid year of home sales and price appreciation. One of the reasons that home sales coninue to grow in Willow Bend is that it is one of the most affordable subdivisions in Southern Johnson County plus it feeds into the Blue Valley School system. Johnson County kansas as many of you know is a great place to raise a family. We have great schools, a solid job market and basically everything you could want from a major metropolitan market. While many of the coastal areas have seen huge increases in housing prices the last 5 years, Johnson County Kansas and the rest of the Kansas City area has seen mostly modest increases. The 3rd quarter market statistics for Johnson County Kansas showed some very positives results. While many areas of the country are seeing flat or declining sales prices Johnson County is still seeing small price appreciation. 3rd quarter sales statistics showed an increase to $273,300 from $270,900. While not a huge increase it sure beats the opposite. Another positive was the average days on the market decreased from 77 to 70 days. Do you find that whenever you turn on the television or ope the newspaper that there is yet another doom and gloom story about the housing market? While it may not be the most opportune time to sell a home in Miami or Phoenix, Johnson County remains a stable, saleable market. National Trends have no bearing on the sale of homes in a local market. Many would be seller are hesitant because they are hearing it is a buyer's market.
