kansas city: 2024 Real Estate, 2 things that will change and 2 that won't - 12/20/23 11:27 AM
At the end of 2019 it was looking like real estate was heading for a correction, there had been a solid 8+ years of rising prices and based on past markets real estate was due for a correction. What nobody saw coming was a pandemic, Covid 19 changed how people view and value their homes. Fueled by low interest rates and Covid Cash, homes sales in the summer of 2020 became a runaway train with homes selling way over list price with multiple offers immediately after listing. This continued all the way till the fall of 2022 when rising interest rates … (1 comments)

kansas city: Hey Kansas City, How about some positive real estate news? - 12/15/23 07:35 PM
I was surfing around the internet and while visiting multiple news and social media sites I saw nothing but negative news about the current real estate market.  There were probably 10 articles about a pending crash in real estate values and equally as many articles about lawsuits pertaining to real estate commissions. All of this negative news was really getting to me, especially since I have never been more optimistic about a coming year in my 23 years as a real estate agent.  I started looked for some positive real estate news and found nothing, so here is some.
Let's start with … (2 comments)

kansas city: There are actually more homes for sale than you think! - 02/18/21 08:46 AM
In December something changed in the real estate market, it is something that had been present for a while but in December it entered the extreme territory. If you have been searching for a home, you already know what it is. It is an unprecedented lack of available homes. When our local MLS released the end of December statistics we realized that the number of available homes had decreased by 54% over the previous year. This severe lack of inventory has left buyers frustrated and on edge trying to find a suitable home. This has also led to bidding wars that … (1 comments)

kansas city: Kansas City Real Estate Forecast for 2017 - 10/26/16 05:02 AM
In my 16 years as a real estate agent the most common question I get is, How's the Market ? Which inevitably leads to where do you think the market is heading?
The Russell Home Team uses many tools to estimate where the market is heading, like how many available homes are for sale vs. how many homes are selling on a monthly basis plus economic factors like interest rates and job growth coupled with our on the ground experience.
One of the most useful tools we use is the Kansas City Real Estate Forecast prepared by the business school at Wichita State … (0 comments)

You may or may not be a fan of Beyonce but I am sure that you have heard her hit song "All the Single Ladies" ? So what does Beyonce have to do with buying a house in Kansas City?
Well, when it comes to buying a first home, it is All the single ladies who are doing it.  A recent article from Fannie Mae (Click Here To read full article) tells how single females are the fastest growing group among recent home buyers. kansas city: Hesitant sellers delaying recovery in Johnson County KS Real Estate - 08/01/12 05:03 AM
The most recent home sales figures for June were just released by The Kansas City Regional Association of Realtors and there were some very interesting trends. Sales were higher (up 17%), sales prices were higher (up 4%)  and average days to sell were lower. The most disturbing trend however was the supply of homes on the market.
Supply of available homes is down to 13,500 including both New homes and resale homes, that is a 6.8 months supply. 6 months supply equals an even market with anything above signaling a buyers market and anything below 6 months signaling a sellers market. … (1 comments)

kansas city: The Border War: Who wins when it comes to real estate in Kansas and Missouri? - 02/23/12 10:49 PM
The Border War: Who wins when it comes to real estate in Kansas and Missouri?
 VS
The oldest rivalry west of the Mississippi may come to an end this Saturday when the Jayhawks and Tigers meet for the last time in Allen Fieldhouse.  While we apply the term “war” loosely today to business poaching and sports, the deep divide between the two states seems as literal as State Line road.  What Kansan doesn’t hesitate, if only for a moment, to purchase a home with a 64131 zip code?  What Missourian isn’t considered a traitor for moving into Leawood, steps … (2 comments)

kansas city: Expect an early Spring for Johnson County Kansas and Kansas City Real Estate Market - 12/13/11 08:18 AM
Is January the new June when it comes to getting your home on the market? Even though we haven’t had the first significant snowfall of the season yet, the ideal spring season for selling a home begins as early as January, a change to the conventional thinking that April, May, and June are the prime months for selling a house. In Johnson County and around the country, the housing market has favored buyers for several years because of the substantial housing inventory available. Savvy home sellers, realizing that less competition means greater opportunity for a sale at optimum price, are trending … (0 comments)

kansas city: Now is the right time to invest your self-directed IRA in Kansas City Real Estate - 11/04/11 09:15 AM
With ultra low interest rates and falling prices, the terms for buying real estate have never been so attractive in the Kansas City market.  So what opportunities exist if you are not looking to buy a home for yourself? Tougher standards by mortgage lenders has created an over supply of renters and a shortage of quality rental properties. Investing in rental properties might be a great option for you to build your wealth and diversify your investment portfolio at the same time,  so that you are not completely reliant upon the ups and downs of the stock market.
There is a growing trend … (0 comments)
