home: Albuquerque Home Buyer Tips: Choosing a Realtor - 04/20/10 06:34 AM
If you are an Albuquerque home buyer, make sure to choose a Realtor with whom you feel comfortable with, listens to you, and responds to your home buying needs.  Questions to ask yourself are:
Do they return my email and calls in a timely manner? Do they ask me detailed questions to learn about my "home priority list"?  And do they listen? Are they familiar with and knowledgeable about the different communities in Albuquerque and surrounding areas like Corrales, Placitas, Rio Rancho, the East Mountains, and Bernalillo, NM? Am I comfortable spending time with them?  (Because chances are you will be … (4 comments)

Albuquerque home buyers, if you are in the market of purchasing NM real estate, consider putting together a priority and wish list  of what you are looking for.  Following are some questions to consider:
What are the most important features and conditions you must have for your new home?   What items are negotiable and which ones aren't?   How many bedrooms and bathrooms?   How important is locationwith respect to work, school, community centers, libraries, supermarkets?   Are you looking for a live/work/play area to live, like in Nob Hill, UNM, ABQ Downtown, or the future green community Mesa del Sol, or are you … (0 comments)

home: Albuquerque Home Buyer Tips : Consult with Lender and Get Pre-Approved - 04/20/10 05:56 AM
Albuquerque home buyers have many great lending options.  Before you start shopping for your home in beautiful New Mexico, make sure to consult with a lender or mortgage broker to find out what you are pre-approved or pre-qualified for.
An estimated loan amount will help you determine how much of a home you can afford.  A safe parameter to go by is to multiply your gross monthly income by .28 (just over 1/4 of what you earn per month before taxes and other deductions are taken out).  A lender will also look at your monthly debt payments and figure that … (0 comments)

home: Should I Sell FSBO or Enlist a Realtor? - 03/28/10 03:19 AM
Selling your home involves more than just placing a "For Sale" in front of your home.  Other factors to consider are:
· Determining how your home realistically compares to others like it.
· Deciding the fair market value of your property.
· Accurately completing - what can sometimes feel overwhelming - the pile of paperwork required for negotiations and offers.
· Understanding and choosing the right financing options to ensure the a smooth closing on your home.
· Negotiating with home buyers who often want to offer sellers as little as possible.
· Being aware of the red flags and … (0 comments)

home: All About Mold Online Course - 11/20/08 06:37 AM
I just completed an oline class about mold.  (And unlike an earlier online course which took me 6 hours to complete, this one only took about 3 hours....both of which granted me 4 credit hours).  Some of the more interesting things I took away from the course are:
Mold is everywhere.  Mold is like a natural garage disposal.  Common household molds are: Penicillium, Fusarium, Aspergillus, Alternaria, Mucor, Cladosporium Not all molds are "toxic". One of the biggest reasons that mold has become a problem in households today are that most homes built since the 1970s have been buit for energy efficiency … (2 comments)

home: Steps to Green Up Your Home - 11/19/08 07:29 AM
Next time you are in the market for furnishing your home, consider healthy, non-toxic options. If you want to clean up the air inside your home, you have to make greener, more healthy consumer choices when dressing up your house. Most people don't realize that the majority of furniture sold today consist of plywood and finishes which contain formaldehyde.  Most sofas we rest on, carpets we walk on, and beds we sleep on off-gass many toxic chemicals.  (Anything foam usually equals off-gassing). Anything that has been treated with fire-retardant chemicals or treated with stain-resistant chemicals is guaranteed to leach toxic chemicals into the air and even penetrate through our skin.
Look for funiture which is … (0 comments)

home: Online Continuing Ed -Informative but TIME CONSUMING - 11/18/08 11:28 PM
I just completed an on-line continuing ed class offered by Kaplan entitled Home Inspection and Environmental Basics.  It covered an array of topics from radon, lead concerns and disclosure, formaldehyde, mold, indoor air quality, sick building syndrome, red flags when inspecting a home, water leakages, safe drinking water, different types of soils (foundation issues), indoor air quality, underground storage tanks, electromagnetic fields, biological pollutants, combustion pollution.  The list goes on and on.
Now, as a person concerned with the environment, as a real estate broker, as an EcoBroker, and as home builder, this class was really invaluable.  But as someone who has a lot … (2 comments)

home: Improve the Indoor Air Quality of Your Home - 11/17/08 10:30 AM
For most people, it comes as a suprise to learn that a home's interior exposes us to 2-5 times more pollution than we are exoposed to outdoors.  Given that most of us spend the majority of our time indoors, and that many buildings are tightly sealed for energy efficiency, creating healthy indoor air is an important step toward "greening" our homes.  Simple ways to improve indoor air quality are:
1) Increase air filtration and ventilation in your home.  Just open up a window and let the air in.
2) Change your air filters in your heating and cooling duct systems often.
3) Grow houseplants.  Plants not only consume carbon … (0 comments)
