Most home maintenance items are very simple. In fact most are so simple it is easy to underestimate the importance. If home owners would do these routine maintenance items my job might be severely limited. One item in particular I often say gets done when people move in to the home and when they move out: it's the furnace filter. How great it feels to take a deep breath. To improve the home inspection industry in Oregon the Construction Contractor's board (CCB) has defined a set of standards for home inspections. This standard encompasses not only what a home inspector is to view but also certification process insurance and bonding and also our standards of behavior. The "standards of behavior" gets interesting because it states, "No Oregon certified home inspector shall give any gift, rebate, kickback, or anything of value, including but not limited to any payment of money, to any person for the purposes of obtaining an engagement, referral or preference selection to perform a home inspection. Roofing is one of the few skilled professions where being a licensed contractor is not required if you do it on your own home here in Salem Oregon. Hiring a licensed contractor is definitely encouraged, however a home owner with a little DIY initiative can tackle the job on their own with no distractions (like code enforcement inspections) from the city building department. A roof shingle system is one of the few things on a home that will wear out.
