This is a follow-up to the above Kauai Single Family Residence Mean Sales Price chart I posted earlier. The following is an effort to educate Sellers concerning the effect of Real Estate cycles on current list prices. In the following treatise, I will assume that the mean sales price of Kauai Single Family Residences is an indicator of values accross the board for all categories of property. (I.E. Homes, Condos, Land, etc.). I am neither a statistician or soothsayer. But, certain conclusions are unavoidable if the this assumption is valid. This chart demonstrates the streep decline in number of Kauai Hawaii home sales. However, as demonstrated by the previous chart, Kauai median sales prices of single family homes have only dropped slightly. This demonstrates two things: (1) Kauai sellers are willing to wait for their prices and (2) most Kauai sellers are not pressured or under any financial duress to drop prices significantly.
