The fun one - graphs by price - how things sold in Rapid City SD so far in 2011... I really like these graphs - they show really quickly and clearly what price ranges are selling the best in Rapid City. As usual, the $125,000 to $200,000 price range takes the prize. What I found was also interesting was the uptick in homes sold over $300,000 in June. 20 units sold compared to the under 10 the previous months. Enough blabber. Here are the charts!
It's been cold. And snowy. And everyone is really ready for Spring! Today gave us a breather with a snow melting 40 degree day. But how long is that going to last?? Wow. It's the middle of January and I got some big time catching up to do! Not sure what happened...Thanksgiving, Christmas, New Years... But here we go back making things happen! I've included the market stats showing how homes sold in the Rapid City area for October, November, and December 2010. Lined them right next to each other so that each column is a month. This is alot of stinkin' information all at once. Here are the notable details, in (of course) my most humble opinoin.

Rapid City, South Dakota Market Stats for March 2010. Action. Glory. But not alot of guns. (well...not that I am aware of, anyway) We have certainly enjoyed the Spring weather, spring real estate market, and tax credit advantages here in Rapid City, Black Hawk, Ellsworth and Box Elder. The community has put up some nice listings. Those listings priced right that are move in ready don't stay on the market too long... I see a bunch of positive stuff...MORE sold listings, homes are staying on the market FEWER days until they are sold (Days on market or DOM), and average prices … (0 comments)

November is done already? Catching up! Real estate here in Rapid City continues to stream right along. Although the extension of the tax credit seems to have eliminated the urgency of some buyers (I'm sure it will be back come March and April...), we seem to be holding steady with last year's numbers. Although the number of sold residential listings is down across the board, sales are above last year in the "preowned category" - with the average sales price even notching up a bit. And the rush is on! With just over 30 days left to get a home bought before the expiration of the tax credit (pending extension, of course), activity has been high and deals have been flying. Our inner office sale board is full. (which means a pizza party!)As for the September Market...look at the total residential graph below - you'll see last month sprang ahead from last year on the number of homes under contract. The market in August typically seems to slow some. I attribute that to the various big events around town (the Sturgis Rally and Central States Fair), the summertime vacation schedule, and getting ready for school. It looks like preowned single family homes were down 9% YTD from 2008, and new construction is way down - 35% YTD from 2008. Average sold prices on preowned homes remain pretty stable, with only a 1.4% decrease from 2008.
