green county home guide: Don't buy if you can't stay put. First-time Homeowners advice. - 05/12/10 02:42 AM
Don't buy if you can't stay put.
If you can't commit to remaining in one place for at least a few years, then owning is probably not for you, at least not yet. With the transaction costs of buying and selling a home, you may end up losing money if you sell any sooner - even in a rising market. When prices are falling, it's an even worse proposition. Make sure you discuss your plans with your Realtor so he or she can give you sound advice on this your biggest life-time purchase.

green county home guide: Clean up the Dog Poop!! - 04/13/10 09:23 AM
Everyone knows the importance of curb appeal. It's a fundamental part of proper home seliing preparations and refers to the appeal of your property to prospects, as they drive or walk by.
Studies show up to 70% of your prospect traffic can be "drive-by." Actually, 100% of your physical prospects are drive by, right? They all eventually walk or drive to your property, so your curb appeal is critical.
Clean - We're talking spotlessly clean! Your curb must be free of trash, lawn clippings, kids toys, tools and mess, dog poop, etc.! You want to kill a deal, have a client … (3 comments)

green county home guide: Let go of your attachments to the home before you sell - 04/13/10 07:51 AM

Ready, Set , Sell
Every seller wants their home to sell quickly and bring top dollar. While there are some factors you can't control, like neighborhood popularity and market fluctuations, you can help your house put on its best face for showings and open houses. Before any physical preparations, you first need to prepare yourself emotionally. Begin to dissociate yourself, and decide to let go of your attachments to the home. From now on, this is a house you really want to sell, not your own beloved home.

green county home guide: How to handle low ball offers - 04/05/10 02:17 AM

In these challenging times of home selling don't let any buyer walk away without a valient effort to close the deal.

How????????????????
Negotiate! Keep the conversation alive with the buyer for as long as you can. Do not settle right away. Always maintain open communication about your limitations with your agent; he or she is there to help you get the best price possible for your home. Remember, if the offer is too low, always counter; don't walk away. Sometimes buyers simply want to test the waters.

green county home guide: Happy Easter - 04/04/10 12:13 AM
Many people are wondering what Easter actually means, as the true meaning of Easter has been lost. What I can tell you is it isn’t about cute little fluffy chickens, nor does it have anything to do with Easter bunnies. It isn’t even about Easter eggs. Although an egg can represent ‘new life’ because new life hatches from the egg, and Jesus was resurrected on the third day – giving us new life in Him. But just like Christmas, the real meaning has been forgotten. For those of us that are Christians, we understand what Easter is all about. But for … (3 comments)

green county home guide: Moving did you make a First Open Box? - 03/31/10 08:53 AM

If your client has bought the home and are making plans to move, do they have a this box? A "first open" box with the things you’ll need most-toilet paper, soap, trash bags, scissors, hammer, screwdriver, pencils and paper, cups and plates, water, snacks, and toothpaste.
I bet there are more items you could suggest for this box, please share.

green county home guide: Home Selling Tip "Painting" - 03/27/10 06:34 AM

Sales Tip Painting the Interior of your Home A Professional painters will probably charge you anywhere from $200 to $500 to paint each room depending on the area you live in, but with a little patience, you can paint the rooms yourself.
Choose a soft color in a light brown tone (never white), and paint every room the same color. The painting will go faster if you paint the ceilings the same color, but ceilings really pop if they are a lighter color than the color of the walls. Lighter colors also make the ceilings appear higher. For a 10 … (11 comments)
