Tip # 2 Trim back the landscaping.  Make sure your windows and entryways are not obscured by overgrown shrubs. Otherwise, you're hiding the home from the street as well as reducing the light that comes in. You want your home to say Welcome.  When the scrubs have been tamed now you can see through the windows. Or can you, well not through dirty windows. So clean the windows then open blinds and drapes. This will automatically make a home look more open, brighter.

The question is how much money have those long days on market listings cost the sellers? The financial loss often exceeds the extra mortgage payments paid and goes beyond the uncompensated hassle factor of trying to keep a home spotless during showings. Not to mention the taxes, utilities, and the delay of moving on with your life. It affects the value that a buyer ultimately chooses to pay because it's not a fresh listing anymore. It's now stale, dated, a market-worn home that was overpriced for too long. Don't let it happen, price your home at the market value.

Can you price a home, Too Low? Homes sell at a price a buyer is willing to pay and a seller is willing to accept. This is a strainght forward rule. If a home is priced too low, priced under the competition, the seller (should) receive multiple offers to drive up the price to market value. Hence a bidding war.  So there is little danger in pricing a home too low. The danger lies in pricing it too high and selecting your agent solely on opinion of value, I beleive would be unwise.

If you are a first-time home buyer and want to take advantage of the $8000 tax credit, time is really running out now.
The deadline to take advantage of this credit is before December 1, 2009.
What does this mean to first-time home buyers?
Well, it takes about 30-60 days to close on a home barring any issues that may arise. It’s now October, 2009. A buyer must find their home now in order to close on November 30, 2009. That’s just a little under 60 days people.

Careful the first step is a doozy!!!
Because of Monroe's StreetScaping construction in front of the Re/Max office I suggest that you call me first before venturing to the office. We do have an alternate entrance in the rear of our office. Recently I was asked be a prospective client to list their property. (This is not it) After doing an extensive market analysis I determined what I believed to be the appropriate listing price. The client wanted a much higher price, but I showed them that the property didn't match their desired  price for the current market conditions.
