Crownsville can only be described as an eclectic community. Sitting between Annapolis and Severna Park, the small community of Crownsville does take up a lot of geography in Anne Arundel County. Mostly rural, and much of it water oriented, Crownsville has wide range of prices and styles.

Annapolis, MD is the 800 lb. Gorilla in the Anne Arundel County real estate market area. The State capital, it's hard to beat Annapolis for volume and total transactions.

Wow! Crofton is rocking real estate sales in 2014. The latest report for June CLOSED SALES show an increase of 48.4% over June of 2013. Some of that can certainly be attributed to the increase in active listings in the past year. That's just a simple supply/demand scenario.
Besides the active listings though, Crofton, MD continues to be a destination point for buyers moving into the area. Halfway between the Baltimore and Washington, DC employment markets, and practically in the shadows of Ft. Meade, Crofton, MD really is one of the sought after communities in Anne Arundel County.

Well, the data is in, and May 2014 shows another steady gain in SOLD listings in Crofton, MD over the same period for 2013. As a matter of fact, January 2014 is the only month so far that hasn't exceeded sales in the same period in 2013.
Last year the inventory levels were exceedingly low, contributing to the weaker sales. This year, there has been an increase in Active Listings, and sales once again have taken off.

Crofton, MD home sales continue to improve dramatically in 2014. Part of the reason is an increasing inventory, continuing good interest rates, and the employment market in this part of the country. The current inventory for all Crofton homes for sale is 77. This figure is still comparatively low at about 80% of the 5 year average for listings.

I always hesitate to make real estate predictions based on limited data. For instance, two leading indicators for the Crofton MD real estate market were both going in the wrong direction in January, 2014.

The first, SOLD LISTINGS, showed a decline of -33% from January of 2013. Only 12 listings sold in all of Crofton, MD in January, 2014. Unusual, certainly. A trend, I doubt it. Listing inventory has been low for quite some time, and January, 2014 presented us with far too many weather opportunities.

The AVERAGE DAYS ON MARKET has increased significantly as well from May, 2013. … (3 comments)

Anybody who thinks that real estate statistics can only go up, is going to be in for a huge surprise at some point. Crofton, MD, has had a robust real estate market for most of 2013. November, however, has shown a significant reduction in sales. By clicking on the graph, you will see that the 18 homes sold in November, 2013 was actually 38% lower sales than November 2012. The blue line indicates sold homes, and the red line indicates Active Listings.

The inventory is up a little, and the sales are down, but the Crofton MD real estate market keeps chugging along. Yes, the winter months do put a little damper on buying and selling real estate.
That being said, now is the time to get out there without as many buyers competing for the same house. Sellers, less inventory means less competition for buyers.
Today, the least expensive home in the Crofton inventory is a 3 bedroom, 2 bath, listed at $158,000. This is a condo in the Bancroft/Meadowcroft section.
