The median sales price rose to $229,500. $4,600 above November and up 23.1% from December 2012. Units sold was up 1.9% from November and down 1.6% from December 2012. Average days on market was up 7.1% from November and down 1.6% from December 2012. Regular sales average 83 days on market before closing. How many real estate transactions were cash in Reno/Sparks in 2013?
Erin Schiller at Ticor Title provided some insight during her December 2013 market update. You can view the full report here. Below is an overview.
From January 2013 through October 2013, cash transactions were approximately 42% of the resale market in Washoe County. October 2013 had around 35% November 2013 had around 39%. Those numbers are a worry to first time home buyers getting loans but a pleasant surprise to sellers not wanting to deal with appraisal issues.

Shadow inventory is the discussion being had in all real estate offices and mortgage data companies. If you've been trying to buy a house or sell one as a traditional sale you know the market conditions. A house goes on the market and is pending in 3 days. Many times for more than the listed price. We know this to be a truth but how long will these conditions last? Are there enough shadow properties to increase inventory beyond the point of the current consumption?

It's been awhile since I've blogged on here due to trying to keep up with how fast the market is moving.In it's simplistic form supply and demand are way out of whack.
As of 10:30 am today, 6/1, there were 32 homes available between $100,000-$150,000 with at least 3 bedrooms in all of Reno and Sparks. The effects of AB 284 are being felt as investors and first time home buyers try to outbid each other. Offers of 5-10% above list price are being rejected as those lucky few who get an accepted offer worry about appraisals.
