We are blessed in our building to have 3 conference rooms plus a few vacant offices. Right now 2 attorneys are meeting with clients doing a mediation. They like  the fact that this is a neutral setting.
 A plus for me is that I know both attorneys and one is a client of mine.
 
I think the good will one creates by offering this space is a huge plus! Last fall we let the Worthington school levy task force use our office space to make phone calls!

The 1,106 homes transferred last month sold for an average of $149,498 which was 11.9 percent higher than the average sale price in February of 2009 and 2.4percent higher than homes sold in January. MONOWI NEBRASKA consists of a tavern, a few old houses, four street lamps and one drivable dirt road. Does it matter that is can be counted exactly right? Or even at all. Elsie Eiler, the towns ONLY resident wonders why the census estimated this summer that their are TWO Monowians. 
"Where's this other person?" Eiler said.
 
The Census estimates that there are four incorporated towns with just one person. Goss Missippi was one of them, but a local resident says there are 50 living in Goss.

Akwasi Owusu-Ansah of Indiana University Pennsylvania ( D-II) will be one of the first Whetstone high school graduates who will play on Sunday. Even though Akwasi played his high school ball a few miles north of Ohio State University, he was not recruited by OSU or any other D-I schools. Clintonville now has a Whetstone grad who will probably play on Sunday. Oh, by the way Akwasi means "born on Sunday'

clintonville ohio: DOES ATTEMPTING TO DO A SHORT SALE INTERFERE WITH A OWNER WHO IS IN A LOAN MODIFICATION PROGRAM? - 03/12/10 07:01 AM
My client has been in a loan mod process for a few months. While not officially approved, they have lowered his payment substantially. The home has not sold and it is a situation where I need to lower the price and may need to do a short sale. This is a nice home in Clintonville
 
Th owner is very concerned if I turn in short sale paperwork that it could effect his loan mod and raise his payments. Any advise on this?

Another great DRAMA with a bull headed seller. Got a good offer, put it together , got passed the inspection and buyer needs one more week to close, according to lender. Seller reluctantly gives 7 days and guess what, we can close on day 8! Seller wants more cash for his inconvenience of 7 days. What makes it more dramatic is that seller doesn't live in the home, a family member does. It is the family member who has had to re-adjust his schedule to move.
 
Tomorrow the seller will call me and say he won't close or he expects the buyer to give more $$$ for … (14 comments)

 Goodness it may hit 60 degrees this week. Lot's of melting snow making it muddy all around! Had to go inspected a home today that the showing agent said has excess water in the back yard! She was right and my seller was at the hardware store to get some top soil to fill in the low spots. A great day to view Clintonville homes! 
End of Winter, beginning of spring! I have crocuses blooming in my back yard!

24 homes sold in Clintonville in Feb 2010. The average sold price was $189,438 with the days on market being 77. This compares s to only 19  Clintonville homes selling in the same time period in 2009. The average sales price in 2009 was $187,510 with the days on the market being 115.
 
More sales in 2010, with a slightly higher price average and a much lower days on market for Clintonville homes!

clintonville ohio: Watch for the vote in DC on Health care - 03/03/10 10:48 PM
Will this bill be passed by a simple majority? While I do feel health care reform is needed., I am not certain a bill of this magnitude should be passed by a simple majority. I am also not certain if I want the Federal government managing health care. The post office and the food stamp program are 2 examples of poor management of agencies ran by the federal government.
I guess I need to hop on the phone and let my Representatives in Congress know how I feel!

It seems like the entire nation had below normal temperatures in many places had recorded snow fall! In Central Ohio and Clintonville  a record was set for the most snowfall recorded in February! This winter to date is the 4th snowiest winter on record.

The  CBA's annual fund raiser will be held Saturday 2/27 at Whetstone High school. Starting early at 8:30, this event helps raise funds to support youth basketball in the Clintonville area. Saturdays event include a $2 admission charge, an all-day bake sale and concession stand, 50-50 raffle and 6 games played by the youth.
 
Come out and support youth basketball in Clintonville this Saturday!

The past few weeks I've gotten about 1/2 dozen disclosures on this new law. Then today I got my first NEW CREDIT CARD BILL SINCE THIS LAW HAS TAKEN EFFECT!  My balance is somewhere around $750 and the minimum payment is $15.00. The new law requires that bank to tell you how long and how much you will pay if you market only the minimum payment. My term is EIGHT YEARS by making only the minimum. After over 10 days of temperatures below freezing, the thermometer finally cracked 32 degrees Thursday. We are expecting 2 more days of a mild thaw. With over 25 inches of snow to date this month, I expect lots of flooding problems. Roof and gutter problems also may occur as some homes have icicles over 8 feet long and 12 inches around. I will begin my daily attack on my gutter system this morning to remove some of the largest icicles I have ever seen!
Four more weeks until spring!

clintonville ohio: WHAT SHOULD AN ATTORNEY'S REVIEW AND APPROVAL OF THE CONTRACT BE LIMITED TO? - 02/17/10 11:40 PM
Just got off the phone with one of my buyer agents. The seller's attorney made 3 changes after review. Our standard contract does allow for a time period for this review.
 One of the three changes was regarding possession Contract was negotiated possession at closing. Attorney changed it to read possession 16 days after closing.
Is this something that falls under attorney review of the contract or simple negotiations between the buyers and sellers?

As we enter the day with 12 days of snow on the ground, the 25 plus inches on snow that has fallen in February 2010 is the 2nd most snow ever recorded for February. Only 1910 topped this month, but we still have 11 days left to beat it. Most schools opened up today or were on a two hours delay, but Clintonville students who attend Columbus Public schools got another snow day off!

New Territory for me. While I have done numerous short sales ( doing 4 right now) I need to help my seller with the lender on a deficiency balance. They have two loans, both with same lender. I am certain the lender will want something on the deficiency.
 
What do lenders ask for up front? A certain percentage? Do they look at the over all market, or just work off a pre set formula
 
This is a nice newer home but the subdivision is full of short sales and REO"s . I can't see any home in the subdivision selling … (0 comments)

February seems to be the months for the conventions of the larger real estate companies. C-21, Coldwell Banker, RE/MA and Keller Williams generally meet  this month.
 
I have been to 4-5 RE/MAX conventions and the same number since I have been with Keller Williams.
 
It is good to get out of the cold and snow a to a warmer area! I always come back full of ideas and inspiration.
 
Do you plan to go to your companies convention this year? If not, what other events are you considering attending?

clintonville ohio: CENTRAL OHIO CLOSES EARLY AGAIN AS UP TO 9 INCHES OF SNOW MAY FALL! - 02/15/10 06:11 AM
Presidents day brought another round of snow and cold in Clintonville and Central Ohio. Already with 12 inches of snow on the ground, weather forecasters say we could get nine more! Schools , banks and government offices were already closed for the holiday and most businesses are closing early.
 
Yet despite this weather I am working 4 offers! Hope they all HIT!
