The Front Door should be clean and have a fresh coat of paint; replace the door hardware if needed The exterior light fixtures should be clean and shining A new doormat and a few pots of colorful flowers are very welcoming to potential buyers The house itself should smell clean ... without heavy or perfumey scents. Open the windows to bring in fresh air before the Open House; and don't allow smoking in or around the house when it's on … (45 comments)

home staging: Creative Staging Magician conjures up a coffee table with a wave of her wand! - 02/15/08 02:19 PM

This week Room Solutions Staging was hired to stage an Occupied home that's been on the market for many months.  The homeowner is the nicest young man who didn't have a lot of furniture.  The family room looked like this in the online MLS photo (note the lack of any tables in this room; the living room had no furniture, and none of the bedrooms had a table either) ~

With a tight staging budget we needed to "create" a Coffee Table for this room.  We looked high and low throughout the house and garage, and found this upstairs bedroom … (41 comments)

home staging: How do you feel when you finish staging? Before & Afters of a 1927 Craftsman Bungalow in Portland OR - 02/06/08 01:45 AM
I recently staged a beautifully updated 1927 Craftsman bungalow for a repeat Investor client of mine in Portland Oregon.  As soon as I complete a home staging project like this one, I can't wait to compare the "Before" photos to the "Afters."  I guess you could say that seeing my client's postiive reaction and then the transformation in the photos is what I live for ~ it doesn't take much to make me happy!  How do you feel when you finish a staging project?

The previous 3 homes that I staged for this client all … (72 comments)

Room Solutions Staging was hired to stage a very cluttered occupied home in the Portland, OR area that was on the market for 6 months without an offer!  The listing agent felt that staging it might make a difference.  It was a lot of hard work but the results were satisfying:  a sale shortly after our staging.  Here are a few of the transformed rooms, using the seller's items and some of our accessories ... and removing a TON of things!

home staging: On the market for 7 months, then staged & SOLD in Portland Oregon - Before & Afters - 11/30/07 01:50 PM
This vacant home in Portland OR was actively on the market for 7 months without a sale.  The sellers contacted Room Solutions Staging for a proposal, and we staged the property a week later. The listing agent held a brokers' tour and the house SOLD for full price only 8 days after staging!

This home was very modestly priced at $269,900.  Staging can help every home regardless of price point by adding interest, focal points, & color and allowing potential buyers to imagine how their furnishings might look in the space. In the end, we had … (27 comments)

home staging: What is this room used for? Before & After - 10/13/07 08:04 AM
Often in a vacant home, there's a room or two that doesn't immediately indicate what it's purpose is -- that's where creative staging comes into play!  If buyers can't see how to use the room, they'll get confused and just move on to the next house....so we want to capture their imagination and let them see the possibilities.
This week we staged a 1912 vintage vacant home that had several challenges. One of them was this upstairs room that had been converted from an attic.  The sellers had used it as a family room, which was great for them as it … (33 comments)

home staging: Dated & Formal vacant home in Portland, OR is Staged & SOLD! - 07/15/07 06:48 AM
Room Solutions Staging recently staged a vacant Portland home built in 1990 that was lovely in its day, but had very formal, heavy draperies and some dated wallpaper!  Here are some Before & Afters ... the photos are small but you get the general idea.
In the LIVING ROOM we not only removed the heavy mauve silk draperies & sheers, but also the wood mullions on the windows to update them -- so much more light comes through:

In the DINING ROOM, removing the heavy mauve drapery shows off the gorgeous custom window and lets in the light:

The MASTER BEDROOM wallpaper matched the valance on … (33 comments)

home staging: New HGTV shows about Home Staging ~ Get It Sold & Secrets That Sell - 05/27/07 05:13 AM

Did you have a chance to see the new HGTV programs Get It Sold or Secrets That Sell?
Get It Sold is geared to homeowners preparing their homes for sale.  In Sunday's premiere, the budget was $1,000 for minor fixes and cosmetic improvements (materials only).  Host and home staging expert, Sabrina Soto (whose bio states that she also has a real estate license), works with a realtor. First, the listing agent has other realtors visit the property to give comments and suggestions on what needs to be done to make the house appealing to the target buyer.  They also visit other comparable properties to … (37 comments)
