We are pretty sure that Matt Anderson stays up nights thinking of clever things to do at his bar/restaurant, Matty's in New Berlin. At first glance...as we have blogged before...it appears to be just one more "Shot & a Beer" place in the "little bit country" part of New Berlin....and it is sooo not that at all. It has been voted the #1 Sports Bar in a survey conducted by WISN TV, the local ABC network affliliate. A recently divorced friend called the other day upset because his wife had put their former (now her) homestead on the market for $100,000 more than it was worth.
"How can the realtor do that...? Isn't it Unethical ?
I Can't report her for an ethics/moral/professional violation ?"

BANK OF UNDERSTANDING
It's no secret of course that money is tighter than it has been for a long time....and probably should have been tighter long before now. Now and then you run into a deserving potential first time buyer that for one reason for another....has been smacked with bad luck...they have paid off past due bills...their debt to income ratio has improved....and whoops a car accident happens requiring a car loan and smacks their struggling credit rating so the house of their dreams will likely be gone by the time it recovers. Golly gee whiz....I am an "accredited buyers' agent" as is my husband...but it never occured to us to approach an offer with guns blazing, pistols drawn, swords poised and proceed to attack the seller(s) every which way on every line in every paragraph of every page....must have slept thru the chapter that taught that in the course.
I like to "WRITE RIGHT the first time" and I sure appreciate agents,....buyers or sellers who operate the same way. We got an offer which was great....wonderful price and quick closing...they asked for about $1500 worth of things that had not been … (5 comments)

We are fortunate to be the listing agents for two wonderful properties...we dressed them all up in their best staging style...fresh paint, some new floor coverings...and they are PRICED TO SELL...Not to sit...AND today we have open houses on both properties. We believe in that kind of exposure and have sold a number of listings as a result of opens....we know the work...we bake cookies, have lots of literature and truly enjoy meeting the buying public.

This is the time of year in Wisconsin when the leaves crunch under foot...Mother Nature's pallet paints the trees golden, red, burgundy.....beautiful shades you can see everywhere....and there is something that as the fall winds turn to winter chill that you really need to warm you from the inside out....and for those of us lucky enough to live near STEWPS , located on highway 100 just south of Edgerton Avenue in Hales Corners...a lovely community anyone would be proud to call home. We got a call the other night on one of our short sale listings. The agent was considering making a showing appointment for a home deeply discounted and new on the market. "I know your seller is in trouble...how about if my buyers offer $100,000 less(this would represent a 20% discount) and a quick closing." I was not believing what I was hearing...not that people don't make lower than asking offers...or try...but that combined with a "quick closing" ?

This Market is one we hear lots of complaints about....and as with any situation, you always have at least two choices....complain about it....or deal with it. I had to laugh when I got an e-mail today from the candy factory in Kenosha....make world famous...Jelly Bellys....a cheerful candy in tons of colors and flavors....and they even have "recipes" for how you can chew more than one flavor at a time and get a whole new taste treat experience...! Today my husband and I completed the first part of our continuing education credits required for this year,...the holidays will be upon us soon and we always wait until fall to take our classes. The instructor, a local real estate attorney asked for a show of hands for agents (over 100 in the class) that had offers on their listings...not a lot of waving, happy hands went up.

A few months ago we had a seller who got an offer on a property he inherited....that was fully paid for...for a few thousand less than asking. It was a cash offer closing in 2 weeks....the property was not his homestead and vacant and he decided that he "had plans for a larger amount"..and foolishly, we cautioned, countered the buyer...YICKS ! Not surprisingly....the buyer walked....the house stayed on the market...and now will become an unwelcome rental for the seller who would not bend on price....

We know a realtor who we consider to be responsible for a home that went into foreclosure....he said they were "friends" when we said "Gee Joe" we know that neighborhood,...don't you think that house is listed $50,000 too high ? Friends...oh yicks...now there is a good reason to list a house too high !
I was at a meeting and heard a lender say that she had tried to do short sales...interesting trick...maybe she was a realtor in a previous life.

We recently listed a house in Brookfield. We were very complimented as one of the owners of the home is a licensed realtor but was recently had surgery for removal of a cancerous brain tumor and isn't practicing real estate at the moment.
