While the estimated inventory has gone up to 17 months based on the number of closings over the past 3 months you can see there is a large increase in condos that are under contract. This is a very good sign that the amount of inventory will be reduced over the next couple of months. If this trend continues you will see homes selling faster and for higher prices. While the estimated inventory hasn't gone up (still 11 months) there has been a large drop in the number of condos under contract. This will mean less closings over the next 2 months and an increase in teh months of inventory. We will watch this as it could be a sign of a slowing market. The next month or two will remain slow, but the spring market should help clear out some of the inventory. Here is a quick update as of 07/05/06 for Schaumburg, IL attached housing market. This includes condos, town homes, manor homes, quads, and coach homes. Homes listed - 368 Under Contract - 98 Closed in the last 90 days - 154 If it takes 90 days for 154 homes to sell then we have 215 days of inventory on the market today. That means if nothing new is added and home sales stayed the same as the last 90 days that it would take over a half year to sell every home that is currently listed. Here is a quick update as of 07/05/06 for Schaumburg, IL single family homes. Homes listed - 232 Under Contract - 50 Closed in the last 90 days - 66 If it takes 90 days for 66 homes to sell then we have 316 days of inventory on the market today. That means if nothing new is added and home sales stayed the same as the last 90 days that it would take about a year to sell every home that is currently listed.
