Florida is a popular destination for home buyers from foreign countries as indicated by the 2017 Profile of International Activity in Residential Real Estate in Florida released by the National Association of REALTORS (NAR).   
 
Here are a few highlights from the survey covering the 12 month time period from August 2016 to July 2017:  
Foreign buyers purchased $24.2 Billion Dollars of residential property making up 21% of Florida's residential dollar sales. This represents 61,300 residential properties or 15% of the residential market in Florida.  Nationally, foreign buyer purchases account for 5% of national sales volume.  Foreign buyers typically purchase more expensive properties. Real estate and foreign currency exchange go hand-in-hand when working with foreign buyers and sellers.  For years, I've used XE.com to check on live currency exchange rates.  
I am happy that XE has a great app for the iPad, iPhone, and Android as well to allow for quick currency exchange calculations. 
With this app, converting any world currency into the US Dollar - or any other currency for that matter - or vice versa is a snap.

The NARdigras 2010 Convention continued with a day packed full of activities and some sightseeing in New Orleans.
There is music wherever you go in New Orleans whether it be performed by Jazz musicians, street musicians or expressed in art!

My convention activities started out with some educational sessions on short sale processes and short sale legal issues.  Both sessions were very informative and presented by well qualified speakers.

You hear the word and know the meaning. Or do you? It's not always what you think it is.
When working with your international customers, please remember, even when you use the same words, you may not speak the same language!
You may hear "looney" thinking of a cartoon or some foolishness and wondering what that has to do with the discussion about currency exchange you are having with your new Canadian client.

Today was International Day at the FAR Convention in Orlando!  I just returned from an eventful day packed with informative sessions back to back! 
I started the day with a four hour session of "Fundamentals of Commercial Real Estate", an area of real estate that in my opinion provides a lot of synergy with International Real Estate.

I just spent the day at the Florida Association of Realtors Convention at the beautiful Rosen Shingle Creek Hotel and Convention Center in Orlando, Florida. 
As expected, it was a eventful day packed with attending informative sessions, networking and  of course checking out the various vendors on the exhibitor floor.

... a windmill?  I found this listing advertised in my hometown in Germany where I'm currently vacationing and visiting with family and friends.
On a stroll through town, I came across the local real estate ads and could not resist to take a look!
This was a working windmill until just a few years ago.  The new owner can  choose to either continue operating it as a windmill or change it into living space.  
It's offered at 150,000 Euros which is $210,175.14 at todays current exchange rate!

This experience is something I always thought is either something that happens only to other people or it's one of those things that you read about in those chain email letters. 
A couple of days ago, I was driving to Tampa to attend the International Meet & Greet at the Greater Tampa Association of Realtors.  I was cruising the Suncoast Parkway, a toll road, and approached the last toll station, reaching my hand out to hand over my dollar bill.  Imagine my surprise when the attendant informed me:"your toll was paid by the person before you...."  "Wow", I said "why would they do that?"

Sunsets are a special treat of Planet Earth. 
Each and every day there is a new one somewhere to enjoy and admire and each and everyone is different. Not to mention, they are free entertainment for the entire family!  
I just returned from Bayport in Hernando County, FL, a little waterfront place where people gather in the evenings to watch the sun disappear into the Gulf of Mexico.

Mardi Gras came to New Orleans in 1699 when early French explorers celebrated it on the banks of the Mississippi. New Orleanians added to  the celebration by hosting parades and balls.
Mardi Gras means "Fat Tuesday" and is celebrated on that day of the week, this year on February 24th. But the date can fall between February 3 and March 9 depending on the lunar calendar that is used to determine the date of Easter. Mardi Gras is always 47 days before Easter Sunday. Ash Wednesday marks the end of Mardi Gras.

And sometimes, life doesn't allow you to do all the things you really want to do.  After being away from AR for a couple of weeks, I'm starting to catch up again.  Besides having some urgent family issues to attend to and fighting a stubborn cold, I had a busy time with closings and some new listings.

I am excited that this week, I will attend the first and requisite course towards the Certified International Property Specialist designation. 
Already having successfully represented international buyers in four transactions just in the second half of this year, I feel I have fulfilled one of the - in my opinion - major requirements of the certification. 
Working in a market that is dominated by short sales and foreclosures, I realized that more than half of the dollar volume in sales for me this year came from international buyers.  This is definetely a market niche that I feel comfortable in and want to … (7 comments)
