myrtle beach: Great Blue Heron - 06/09/12 06:04 AM
In Little River, SC a pond has become a daily feeding place for a Great Blue Heron.  He is so used to us now he does not fly away when approached.
Living in a condo with a pond as your view can be a relaxing experience.   Little River is just over the state line and only minutes away from Myrtle Beach and all The Grand Strand has to offer.

myrtle beach: Myrtle Beach Real Estate Buyers Hesitate - 07/26/10 08:14 AM
After speaking with several other realtors it seems clear that the buyers who come to Myrtle Beach looking for real estate have begun to hesitate signing the contract to make an offer.  They may be people we have been working with for a long time or vacationers who decide they would like to take advantage of the fantastic deals available but when we find them exactly what they say they want, they hesitate and begin to second guess their real estate purchase.
Personally, I do not want anyone to purchase real estate today that they will not be happy with tomorrow or … (0 comments)

myrtle beach: Finding The Perfect Real Estate In The Myrtle Beach Area - 06/26/10 03:33 PM
Everyone who wants to buy real estate, especially in a coastal area, has an idea of the perfect property.  Many during the current market think that a foreclosure or short-sale automatically means they are getting the best deal so they are asking for a "fixer-upper".  The facts that those of us working in the Myrtle Beach area have discovered are a foreclosure or short-sale could be a new construction and if any foreclosure or short-sale was a purchase made during the "boom" in real estate they may be priced well above a similar property selling normally.

myrtle beach: Seasons Greetings From Myrtle Beach Real Estate - 12/25/09 01:14 AM
A reflection of the past year showed ups and downs in life as well as in real estate.  While Myrtle Beach is a great area for retirement it does not offer a great job market, but the economy seemed to take its time before attacking jobs in this area of the coastal Carolinas.  While I thank my lucky stars for the Clients I have been able to help many of the other Realtors who have been in the business for years have had to stop working in real estate or limit the time they are available.   Now that real estate sales are turning around … (1 comments)

myrtle beach: Short-Sale Approved By Bank - 12/11/09 07:07 AM
I think someone from the Bank must have seen my ActiveRain blog because yesterday I got an email and call that the Bank had approved our Short-Sale contract offer.  The purchase is set to close in four weeks.
My clients are very excited because they will soon own a brand new, large, two bedroom two bath ocean front condo and paying much less then comparable condos are selling for today.
In the Myrtle Beach area if you are interested in an ocean front or ocean view condo be prepared to pay cash.  Short-Sales almost always have to be a cash offer but during the … (0 comments)

myrtle beach: A Real Estate Purchase Perfect For Holloween, Friday the 13th, or April Fools Day - 11/08/09 12:17 PM
I have Buyer Clients who I showed numerous homes in the Grand Strand area of South and North Carolina.  After several days we found a home that was perfect.  It was listed in the MLS as New Construction but had been used as a model home for about a year.  We made an offer about $20,000 under Asking Price but my Client based his offer on comparable homes, today's market, they were paying cash, and they could close within a week.  The offer was accepted by the Builder / Developer and my Clients returned home to begin transferring money. Several CDs required … (0 comments)

myrtle beach: Myrtle Beach Real Estate, Retirement and Weather - 10/13/09 01:41 PM
Today was one of those perfect Fall days in Myrtle Beach when the afternoon temperature touched 80 degrees.  It wasn't hot, it was warm with clean fresh dry air that made you just want to be outside.  Early this morning I was at a meeting and someone, who knew I had just returned from a trip to Maryland, asked me if I ever regretted moving to the Myrtle Beach area and my response was, "no".
I enjoy my career as a Realtor but I know that when the time comes I'll also enjoy my retirement.  After helping many people find a … (3 comments)

myrtle beach: Buying An Ocean Front Condo In Myrtle Beach SC - 09/21/09 04:44 AM
If you are interested in buying an ocean front condo in Myrtle Beach, North Myrtle Beach, Surfside Beach, or across the street in those areas you can find prices today as low or lower then the pre-boom prices in 2004.
Cash buyers with the help of their own agent can find the fantastic deals, even the months it takes for a short sale purchase may be worth the wait.
For those who need a mortgage to purchase, there were months during the past two years when no lender would give a mortgage to what is called a CONDOTEL.  I would … (1 comments)

myrtle beach: Vacation Time At Myrtle Beach - 06/13/09 03:03 AM
Today is Saturday, June 13, 2009 and Myrtle Beach is booming with vacationers.  They seemed a bit slow coming to town this year but during the past few days they must have decided this was the place where they wanted to come for some R & R.
Myrtle Beach is a place where we have visitors, snowbirds, golfers, and second home owners all year long but there is an increase in traffic during the summer months.
One helpful tip if you are planning to visit Myrtle Beach in the summer and do not like to wait in line at a restaurant or … (2 comments)

myrtle beach: Myrtle Beach Photos - 03/27/09 11:27 AM
I'm trying out the slideshow feature from Picasa and it seems to work great plus it's free. Photos seem to draw attention to my web site and blogs so I was happy when I finally figured out how to embed the slideshow. I am trying to dedicate several hours per day on the improvement of my website and blogs so any suggestions would be greatly appreciated. www.sandymyrtlebeach.com … (0 comments)

myrtle beach: Myrtle Beach Ocean Front Condo Mortgage - 03/17/09 01:54 PM
According to lenders a condotel is just about any condo that has an on-site short-term rental (daily or weekly) with a check-in / check-out service involved.  Some lenders even consider off-site check-in / check-out for short-term rental as a bad mortgage risk.  For those who are considering the purchase of a condo on the ocean there are some fantastic values available but loans for a mortgage have become a day-to-day event.
When considering an ocean front condo purchase in Myrtle Beach or anywhere else plan ahead.  If planning to obtain a mortgage first ask your Realtor if they know of a lender who is local to … (2 comments)

myrtle beach: Grand Strand Photos and Map - 02/12/09 12:20 PM

Walking on the beach in the winter at sunset.  Myrtle Beach winter is normally sweater weather not bulky coats, hats or gloves.
The Grand Strand is sixty miles of coastal property that includes several island beach's in North Carolina and heads south to Georgetown, South Carolina.  The towns you see to the west of Myrtle Beach are also considered part of the Grand Strand.
     You're looking at a unbuildable
section of an island beach in North Carolina.  As you can see the shallow ocean water is blue-green.
There are Fishing Piers throughout the Grand Strand.
Did the sunset look like … (0 comments)

myrtle beach: Back To Normal - 02/07/09 04:13 AM
The sun is out today and the temperature in Myrtle Beach is going into the 60s.  Thank you! Thank you!  Went to an ocean front dinner Theatre last night to see a play called "Parallel Lives" and at 9:45 PM we were getting ready to exit the building, I was sure the air would be frigid but it wasn't. We're hopefully back to normal temperatures.

myrtle beach: What's Up Mother Nature? - 02/04/09 01:53 AM
OK Mother Nature, enough is enough.  How can I brag about the weather in Myrtle Beach when it's cold and I've seen snow twice in the past few weeks.  There hasn't been this kind of weather here for at least ten winter season's.  The one winter coat I saved had only been out of the closet one day prior to this year but lately I can't leave home without it, so let's go back to normal.  Thank you in advance -

myrtle beach: The Grand Strand - 07/11/08 05:20 AM
Prior to moving to Myrtle Beach from Maryland we spent many of our vacations in the area.  Hidden in my memory was our being told that "The Grand Strand" was a 60 mile coastal area that begins in North Carolina south into South Carolina with Myrtle Beach as the hub or middle.
I had begun to doubt my memory since we had moved permanently to this area because I have heard long-time residents refer to The Grand Strand in different lengths and areas.  A few days ago I noticed in the first line of a blog the words  ".... "The Grand … (1 comments)

myrtle beach: Myrtle Beach on HGTV - 06/23/08 02:52 AM
Myrtle Beach, South Carolina was featured on House Hunters.      Last night, Episode HNT-2509, on HGTV's show talked about housing prices that are the lowest on the east coast.  Since I'm a realtor who has been watching HGTV for about five years it was exciting to hear the area get recognized but I also realized that now the world had found out what some of us already knew.
