Myrtle Beach real estate sales have been going up and down like the rest of the country but since our market is different from most we now rely on those who wish to relocate, normally after retirement, or the second home buyer.  Investors have faded away except for those who have cash to make a real estate purchase.  Prices are hovering at the 2003 - 2004 levels which means that Myrtle Beach real estate has again become a bargain for those who want to live near or on the ocean.

After speaking with several other realtors it seems clear that the buyers who come to Myrtle Beach looking for real estate have begun to hesitate signing the contract to make an offer.  They may be people we have been working with for a long time or vacationers who decide they would like to take advantage of the fantastic deals available but when we find them exactly what they say they want, they hesitate and begin to second guess their real estate purchase.

After five years of working on my websites, blogs, and networking my friends, site visitors, associates and Realtors from around the Country are sending me referrals of people interested in purchasing real estate in the Myrtle Beach, South Carolina coastal Grand Strand area.

The real estate market is going up and down everywhere.  Realtors, like myself, also see up and down days.  Yesterday was a slow day that was spent taking pictures of new listings and working on my web site Myrtle Beach Real Estate.  Today has been non-stop.  I'm sitting here at 9:30 P.M. thinking about how great it feels when you have a good day.   Today a short sale I had helped by clients find went to closing.  They were great during the months of waiting and are very happy with their purchase. A reflection of the past year showed ups and downs in life as well as in real estate.  While Myrtle Beach is a great area for retirement it does not offer a great job market, but the economy seemed to take its time before attacking jobs in this area of the coastal Carolinas.  While I thank my lucky stars for the Clients I have been able to help many of the other Realtors who have been in the business for years have had to stop working in real estate or limit the time they are available.   Now that real estate sales are turning around … (1 comments)

I have Buyer's who have been waiting for several months to find out if the Bank will agree to their Short-Sale offer. Most Realtors, like myself,  try to avoid getting our Clients involved in a Short-Sale purchase but sometimes because of the low Asking Price posted on the listing Buyer's want to try.  
I have heard that in April 2010 new legislation will force lenders to tighten-up on how they process and delay approval or disapproval of the Short-Sale offers.  If that information is correct, it's about time.

     After talking to other Realtors around the country and here in Myrtle Beach, we all came to the same conclusion, "We've been working with the Vanishing Buyer". 
     The majority of my clients are from states north or west of South Carolina, they take the time and effort to travel to this area with the sole intent of looking for real estate.  We view multiple properties and they find the perfect place.  Then I hear, "We'll call you tomorrow if we decide to make an offer" or "We're going home to work on our finances before we make an offer".  … (4 comments)

Many Realtors have faced the same daily feeling of "should I stay or should I go" during the past year.  You keep paying for your dues, license fees, required continuing education, advertising, insurance, supplies, and let's not forget, gas, while feeling like a hamster running in a wheel.

Before entering into a Lease – Purchase Contract Agreement the Seller should already know what the dollar amount for the monthly payment of the Lease portion needs to be to cover required costs if that is a factor. A large portion or all of the monthly payment will become part of the Buyers down payment and that portion is not rental income.
