For a cash buyer: If I am working with a cash buyer I find out upfront how much capital he has to invest in the property. Then I pull REO (foreclosure) comps in his market area to get the Sale Price to List Price % and then work his budget into the equation. I recently was completing a walk-thru on a property where I was the listing agent. I met the Buyers agent and the buyer at the property and to my surprise.... This Buyer was with a 3-inch binder in hand and her checklist. She had request after request. Now, get this... I cannot believe what this Buyer asked.
