Tactic’s to winning the multiple offer situations, when your buyer cannot compete on price.
 
Today’s market is very complex and the first-time home buyer keeps losing out to investors. 
 
For a cash buyer: If I am working with a cash buyer I find out upfront how much capital he has to invest in the property. Then I pull REO (foreclosure) comps in his market area to get the Sale Price to List Price % and then work his budget into the equation. Florida Home sales rose 3% compared to May 2010; condos up 17%.
Existing home sales increased 3 percent last month with a total of 17,228 homes sold statewide compared to 16,790 homes sold in May 2010
National sales down 3.8% due to market constraints.

I don't get it....When every time I list a REO property I get at least 3 offers in the first 24hrs. On The other side when I am working with a buyer and we place an offer we are up against 5-10 offers. I am not talking about financing offers. I mean cash offers and over $100k.
To me it seems the market does not have enough properties in the areas the buyers want to buy and as such, 10 buyers end up fighting for the winning offer. Leaving the other 9 still on the hunt for a property. Of … (5 comments)
