Patience paid off for these sellers. This charming two bedroom home is just a short bike ride from the University of Notre Dame. And, it has a sweet backyard set up including a koi pond, covered deck, stone patio, and stainless steel grilling station with mini fridge. Congrats to both buyer and seller!

What a great home! My buyers knew what they wanted, and didn't settle until we found it. Such satisfaction in this historic home, with modern amenities like a master suite and updated kitchen! It has a finished basement and hardwood floors, too! Charming neighborhood, charming house, charming buyers! And, it sold in less than 6 weeks. Yes!

south bend homes: SOLD- 1404 Honan Dr, South Bend - 12/14/10 06:09 AM
Sold in SEVEN DAYS! I love an agressive seller, and these were no exception! Not only did they price their home aggressivly, but they went above and beyond to prepare their home for the market. Carpet was cleaned, tile laid, wallpaper removed, and on and on. These sellers worked hard, and it paid off!

south bend homes: Just BOUGHT- 3405 Pleasant, South Bend - 08/31/10 04:03 AM
This home had the same owner since the 1950's! Our buyer got a great home that had been well maintained. Three bedrooms and one full bath, plus a huge double-lot completely fenced in! The covered front porch made for great extra square footage too. Congrats to our buyer!

south bend homes: JUST BOUGHT- 544 Ostemo - 07/13/10 09:55 AM
Isn't this house adorable! My buyers were thrilled to stumble upon it as we did their house hunt. It had been on the market 45 days and they were able to snatch it up for 97% of list price. The best part is, it's near their new place of employment- so they can walk or ride to work! Lovely!

south bend homes: SOLD- 1534 Glenlake, South Bend - 05/25/10 08:16 AM
13 days is all it took to get this home sold! The sellers were realistic about it's condition and the current market value, so we priced it aggressively. A builder got a deal on this home, and will likely do some rehab work to it and relist it. What a deal! It's at the end of a street too, so no traffic will pass by!

south bend homes: BOUGHT- 1130 Academy, South Bend - 05/25/10 07:57 AM
Wow! What a charming 3BR home. There's a 4th room (that doesn't have a closet) so roomy is an understatement! And, it has a partially finished basement. The buyer looked and looked, and the charm of this one (not to mention the great price) really won out! Wow!

south bend homes: SOLD- 19575 Brick Rd., South Bend - 04/13/10 06:07 AM
This awesome ranch home sold in just NINE days on the market! It sold for 100% of list price, too. The sellers had done some incredible work, including converting a one-car attached garage into a family room with a full bath. They really had "the eye" to make this home feel warm and cozy as soon as you walked in the door! As you can imagine, the buyers were thrilled with their find!

south bend homes: SOLD- 23268 Arbor Pointe Dr., South Bend - 03/17/10 05:01 AM
Well, we tried to sell this home about a year ago, and had no succes. At that time, the sellers took the home off the market and decided to wait and see what would happen. Then, in January we relisted it, and in 14 days it sold for 98% of list price. Not too bad! This is a great home, with a wonderful open backyard, and a brand new deck! The sellers took great care of the property and truly loved it while they lived there.

south bend homes: SOLD- 1726 E. McKinley, South Bend - 03/16/10 03:13 AM
This one is near and dear to my heart. I've actually sold this home three times! Located just blocks from Notre Dame, this house has the character and charm of so many homes in the area. The seller had recently put in a new furance and painted the exterior as well. It paid off... the home sold for 96% of list price!

south bend homes: BOUGHT: 1725 McKinley - 09/29/09 06:46 AM
Wowzers! This house was only on the market 3 days before my buyers snatched it up! And, they still managed to get it for only 98% of the list price! What a deal! Ironically enough, this was my very first listing in South Bend, almost four years ago. It's so fun to sell a house, but even more special to do so TWICE! See the photo from when I had it listed by scrolling down. Can you tell it was a different season?

south bend homes: BOUGHT: 805 Irvington - 09/29/09 05:39 AM
This wonderful South Bend home was purchased by my buyers after only 35 days on the market. They got a great deal on it, spending only 92% of the listed price. The sellers had taken extra good care of it, and the character and charm was woven throughout! Funky decorating idea: The basement walls were "wallpapered" with old sheet music. Too cool!

south bend homes: Just BOUGHT- 843 23rd St., South Bend - 08/04/09 07:03 AM
This great home closed a few weeks ago, and I think my buyers got a great deal! The house was completely gutted from top to bottom, and includes two full baths, three bedrooms, and a large 2 car detached garage. With interest rates as low as they are, these first time buyers are paying a mortgage payment that's MUCH less than rent would be on a property with this much square footage... and they own it. Top it off with the $8,000 tax refund they'll get and you're looking at a deal!

south bend homes: JUST SOLD- 622 Oakside, South Bend - 07/14/08 04:06 AM
Sold for 94% of list price! This brick and limestone ranch is located in a great city neighborhood. It took a bit of time for it to sell, but I think the new owner has a great investment on their hands. A little bit of TLC will go a long way in this home, and hopefully will be a good investment too! A woodburning stove helps with winter heating costs.
