Beach Blast Off is a great family fun event highlighting the best of St. Augustine located on St. Augustine Beach.  This year was the 4th annual Fire & Ice Competition with local restaurants participating in a chili contest.  There are vendors providing games for children, food and New Year’s Eve party favors, all topped off with awesome fireworks.  The event is located at the local Pier at the Atlantic’s edge.  The fireworks are displayed over the ocean from the far end of the pier.

Only a couple of blocks from the beach is a sprawling home covering two lots on the corner of Oak Rd. and Willow Drive in the Woodland subdivision.  The original house built in 1967 included  3 bedrooms and 2 baths.  In the mid 90’s a 24’x13’ family room, step-down dining area, and new master suite and bath were added.  Now the  older and new sections of the home are conveniently divided to  provide privacy for in-laws, guests, or children/grandchildren.

Sea Place is a wonderful community comprised of beach homes in St. Augustine.  It is situated on the revered “east  side of A1A”.  Developer Stokes & O’Steen initiated the neighborhood in the 1980’s.  The community has an attractive look with Mediterranean architecture and terra cotta tiled roofs.

St. Augustine is a fantastic location for a comfortable, medium-paced life along the Atlantic Ocean.  Just a couple miles outside of the historic district is Anastasia Island  - a much sought after peninsula because of its proximity to both the extended beaches and the Intercoastal Waterway.  In the midpoint of this island, located on the east side is Sea Place - a small established community built in the 1980-1990's.  The community has a distinct Mediterranean flair with red tile roofs and "pink" stucco over concrete block.

I enjoy generating and organizing big events that make a difference.  I usually do at least one Open House each weekend in an effort to create exposure for a house I have listed and attract buyers.  Frequently, though, these are poorly attended and I am disappointed.  Could I combine my goal to market a home with my enjoyment for event planning?  I thought of the community open houses, where different real estate brokerages collaborate to hold open the various listings in a neighborhood which can add to the traffic.

I like the idea of open houses as a way of meeting people who may be buying a house either now or in the future.  I know the chances of selling the house that is being held open is unlikely, although, I have heard of a few lucky occasions.  
My dilemma is how to make the open house attract people.  I have tried different days (usually Saturday and Sunday) and different times.  I can't seem to get any pattern - bad weather, good weather, morning, afternoon, etc.

I read a blog this a.m. about hosting a yard sale.  I kind of bragged in my return comment on how good I have gotten at coordinating and executing yard sales. Then later today I read an article on combining yard sales and open houses.  The idea attracts me because Open Houses as a way of getting buyer prospects makes sense, but typically they don't draw much traffic.
 I interested in finding out if anyone has experience in combining these 2 venues and how successful it has been.
