I recently went on a listing presentation in a subdivision with patio homes that all were built in the same time frame, most having the same construction material, and each with minor custom modifications, therefore making a comparison by heated and cooled square footage one of the most accurate ways to come up with pricing. I told the sellers that the tax roll record had their home at 2060 heated and cooled square feet. As of March 2, 2011 commercial impact fees will see a big decrease in St. Johns county with the County Commissioners voting unanimously to lower impact fees for nonresidential construction. There will be a slight increase in residential impact fees, however, the increase will not take effect until June 1st. The decrease for commercial is in an effort to increase commercial construction and job creation within our county.
