The total number of sales from January 1 through September 13, 2008 is down 30.1% from 2007, and the Average Selling Price is down 10.3% from the same period in 2007.

A review of the Market Snapshot (below) for Haywood County, NC as of today (08/28) indicates that we continue to have too much inventory (29 months); not a profound statement. The average selling price below ($189,134) as of today is the lowest it has been in 2008. The most expensive home sold in August to date closed at $440,000, and the least expensive home closed at $38,000.
Pricing of your home must reflect today's market if you want to sell it .  An appraisal even 6 months ago is not going to be indicative of today's numbers.

The chart below provides a quick comparison of residential home sales for the first seven months of this year, including Waynesville and Maggie Valley, versus the same period of last year. The total number of sales from January 1 through July 31, 2008 is down 29.7% from 2007, and the Average Selling Price is down 8.6%.  This too shall pass!
We remain much better off than many parts of the country... not to mention, much more 'pleasing to the eye and lifestyle.'

The Haywood County NC Market Report below includes residential real estate sales for Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska. The number of sales for July (55) are the highest number of sales in one month in 2008. That is encouraging! Our inventory of homes on the market in Haywood County since January 2008 has increased 30.3%.

Absorption Rate. The inventory/absorption rate of homes presently on the market, based on 55 sales in July, is 22.6 months.

Residential closing transactions for July, to date, in Haywood County, NC total 44. (Active listings in Haywood County this morning total 1,249.) Waynesville has the most closings so far (17), and Canton, Clyde and Maggie Valley each have (7). The average discount (listing vs. selling prices) is 6.8%. The most expensive home sold in July to date closed at $1,100,000, and the least expensive home closed at $47,500.

Access to the residential real estate sales statistics for Haywood County, North Carolina, for the first six months of 2006, 2007 and 2008 is important and beneficial to both Buyers and Sellers. Buyers, after reviewing the numbers, can easily recognize that we are in the throes of a 'strong' Buyer's market. Sellers can utilize the information to not only decide if this is the time to put their homes on the market if it is not a necessity, but also to price their homes correctly and aggressively to get them sold in this market.

haywood county nc market report: Haywood County NC - Hottest Sellers/Deepest Discounts. - 06/27/08 09:41 PM
Year-to-date sales statistics for Haywood County, North Carolina, as of June 27, 2008 clearly reflect (see first chart below) that homes priced between $100,000 to $199,999 are the 'hottest' sellers right now; i.e., our 'sweet spot.' Sales in this price range totaled 104 (38%) of the total sales to date in 2008 of 271.  "That's hot!"
The lowest priced homes ($1,000 - $99,999) had the deepest discounts at an average of 15.1% (see second chart below), with homes in the $300,000 to $399,000 reflecting the second deepest discount of 7%.

Residential real estate sales for Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska are included in the Haywood County NC Market Report below. The number of homes on the market in Haywood County since January 2008 has increased 24%... a decrease in inventory is what is needed.

Absorption Rate. The inventory/absorption rate of homes presently on the market, based on 51 sales in May, is 23.2 months, the highest monthly absorption rate since January 2008.

Inventory.
Inventory levels continue to increase - - on April 26 we had 1,078 active listings; May 26th, active listings increased by 90 to 1,168. May sales to date for all of Haywood County total 38, and the average days on market for the closed transactions was 191 days.
Absorption Rate.
Our absorption rate based on May sales to date is 25.8 months. Ouch.

We had 1,080 active listings in Haywood County, NC as of May 1.  This morning (05/20) there are 1,137 active listings in Haywood County, NC - an increase of 57 more homes on the market in 20 days, countered by the transactions in escrow during May, so far, totaling 12.
Days on Market. Active listings in Haywood County have been on the market, so far, an average of 173 days; Maggie Valley active listings, 201 days; and Waynesville active listings, 167 days.

Starbucks will soon (April 28th) be open in Waynesville (hey, this is our very first Starbucks in Haywood County!) and the caffe-aholics are swarming to Ingles to keep an eye on the progress. Practice your ordering - - “I want a triple venti mocha latte with only about half double the chocolate syrup you normally use, with whipped cream, please.”
Real Estate Buzz for the day. So far this month we have had 38 closings, 17 homes have gone into escrow, and there are 1,073 active listings in the Haywood County MLS.
