Absorption Rate. 
Selling approximately 43.14 homes per month since January 1, 2008, with 1047 active listings this morning equates to a 24.27 month absorption rate; or, based on the number of homes that have been sold so far this year, it will take us approximately 24 months to absorb the present inventory of homes on the market.

Our residential real estate sales in Haywood County, NC in 2008, when compared to 2007 as of 04/13/08 are down in number 33.6% (76 fewer homes sold this year to date compared to the same period in 2007). Homes are taking a little longer to sell, with average days on market for 2008 of 160 versus an average 135 days on market for the same period in 2007.

Haywood County, NC closed 47 transactions in March 2008 (as of 03/31/08), as compared to 45 closings in February, and 31 in January.  Average days on the market (DOM) for all March Haywood County residential sales, including Maggie Valley, Waynesville, Canton and Clyde, were 173. The average selling price overall in March increased over the January and February 2008 average selling prices.

haywood county nc: Haywood County, NC MLS Statistics - 2007 compared to 2006 - 02/04/08 09:40 PM
According to the Haywood County, NC Board of Realtors, the dollar amount totals of residential sales were down most of 2007, as were the number of units sold in 2007, compared to 2006. It is interesting to note that the average median price in 2007 was up from 2006. It remains a Buyer’s market in Haywood County, and the numbers of units sold probably won’t increase significantly until the selling prices are based on the present market.
Haywood County includes Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska.
