Westport Real Estate and Home Value YTD Update for 2008
Westport Home Sales started off slow in 2007 and looks like this year is just the same.  The first quarter of last year was slow but the 2nd and 3rd quarters picked up steam both in unit sales and in Selling Price.  The weather has been exceptionally warm and our typical winter snows have yet to fall.  So we can't blame the weather.

Trumbull Real Estate is off to a slow start for the New Year.  Coming off two stable years in Unit Sales and Pricing, 2008 stumbled out of the gate.  While you don't want to jump to any conclusions after one month of date, it does make February take on more importance.

The Town of Easton, Connecticut is off to a rousing start.  Now when you sell 80-100 homes per year on average, then selling 9 in January is a great start.  You can see that Closed units are up 50% over last year and far exceed the one house sold in 2006.

We are starting off 2008 a little on the slow side.  Unit sales are running behind January 2007.   Selling prices are up over last year so that the homes that are selling are hitting the mark for homeowners.  
One component that may be contributing to slower unit sales is the recent Federal Reserve initiative to lower interest rates.  We have seen a significant drop in January but we are also hearing of further decreases.  This anticipation of lower rates and more buying power may be keeping some buyers on the sidelines.

Trumbull has always been known for value.   Just one town past the "last" commuter town of Fairfield, buyers have always found a lot for their money.  So there is the dilemma - either pay of larger mortgage payment in Fairfield or have a longer commute each day to the high paying jobs in Stamford, Westchester County and New York City.

Condos in Fairfield come in a wide variety of shapes and sizes from duplex Townhouses to former Apartment Buildings or complexes to Planned Condo Developments.  A recent trend has been to "tear down" a 1950's Cape or Ranch style home and replace it with a New Duplex.

Easton is making a great comeback!  Like most neighboring towns, unit sales volume was off in 2006.  Easton also experienced a slight decline in Median Sales Price and Average Sales Price.  However, 2007 put Easton back in the realm of good years for Real Estate.
Unit Sales were up 17% over the prior year --  About half way back to the 2005 level.  Median Price was up 5% coming in at $760,750.  The Average Selling Price also finished up with a 2% increase over prior year to $848,827.  Both these amounts are slightly under the 2005 levels but definitely show … (0 comments)

Westport finished another stellar year.  Unit sales held steady at just over 400 homes - not quite up to the 2002-2005 levels.  However, the Average Selling Price and Median Selling Prices continue to appreciate.   The Median Price jumped 7% to $1,383,500 and the Average Price reached a record $1,682,273.  The local economy is strong and Westport like many of the neighboring towns continues to outperform the rest of the nation.

Fairfield Real Estate Yearend Update
Our local Real Estate market finished another solid if not spectacular year.  Fairfield Single Family unit sales finished strong in 2007 with 766 homes sold.  While the year wasn't a record setter, unit sales finished up 17% over 2006.  And importantly, the Median Selling Price remained stable - up 1% over the prior year at $635,000.  Fairfield and the surrounding towns are doing well amidst the turmoil in the national real estate markets.
