The year started off strong for the real esate market in Scotch Plains, NJ.  New listings were up 50% in January over December, 2013.  While this is not uncommon as the cyclical nature of home sales usually has new listings slow down during the December holiday season.
More telling however, is that the available inventory is down slightly both from December and year-over-year.  Additionally, the absorption rate (how long it would take for all of the inventory to sell if nothing new came on the market) is down from January, 2013 and stable from … (3 comments)

The hot Westfield, NJ real estate market cooled off just a bit in January (but then again, EVERYTHING cooled off in January!!), with fewer closed sales of single family homes than the previous month.  Additionally, year-over-year closed sales for January were down.
This is certainly not a surprise, coming off of the pending sales that went under contract during the traditionally slower holiday season.
Oddly enough, while the day-on-market went up significantly, the list-to-sale price ratio also inched up.  These to indicators are often tied together, with overpriced homes sitting on the market not realizing sales … (1 comments)

remain stable
The real estate market in Cranford, NJ remains stable at the beginning of 2014.  New single family home listings remained at fairly constant level from December, 2013 to January, 2014 and the inventory of homes for sale was also almost identical.
Additionally, the absorption rate (how many months it would take for the current inventory to sell if nothing new came on the market) was basically the same from December to January, at 2.7 months.  This is down from 4.9 months the previous year, indicating that we remain in a Seller's market.
