Cranford, NJ Market Report
April, 2014
Spring has started to appear, and the Cranford, NJ real estate market is finally starting to see the signs.  While the brutal winter had fewer Sellers putting their homes on the market, leading to a shortage of inventory for the many Buyers looking, more properties are finally starting to become available.  This is leading to a little more balanced market.

nj: What The Heck Is An "Absorption Rate" and Why Should I Care? - 02/20/14 08:03 AM
What The Heck Is An "Absorption Rate" and Why Should I Care?
Real estate is full of statistics.  Economists and housing pundits use all sorts of data and numbers to determine what the market is doing and prognosticate about where it is going.  They are great for tv soundbytes, but very often the average consumer is left even more confused!
One of those weird sounding statistics is the "absorption rate."  One might think that we were concerned with which paper towel does the best job.  But while this indicator has nothing to do with soaking up spills, it does have everything … (17 comments)

nj: Scotch Plains, NJ Market Update - February, 2014 - 02/18/14 04:11 AM

Scotch Plains, NJ Market Update
February,  2014
The year started off strong for the real esate market in Scotch Plains, NJ.  New listings were up 50% in January over December, 2013.  While this is not uncommon as the cyclical nature of home sales usually has new listings slow down during the December holiday season.
More telling however, is that the available inventory is down slightly both from December and year-over-year.  Additionally, the absorption rate (how long it would take for all of the inventory to sell if nothing new came on the market) is down from January, 2013 and stable from … (3 comments)

nj: Beware of the Biggest Home Seller Mistakes - 02/16/14 10:29 AM
Beware of the Biggest
Home Seller Mistakes!!
Although Mother Nature is still dumping the fluffy white stuff all over us here in the northeast, the spring real estate market is upon us.  Buyers are out in full force, which has been proven by the record number of visitors to our open houses the past few weeks (once the Superbowl is over, Sundays are FULL of home shoppers!!)
Many homeowners have been holding off selling their homes because of the past downturn in the market and the losses that were incurred in value.  But prices in the Central New Jersey market have been rising.  Buyer interest … (4 comments)

nj: Westfield, NJ Market Update - February, 2014 - 02/14/14 04:46 AM
Westfield, NJ Market Update
February, 2014
The hot Westfield, NJ real estate market cooled off just a bit in January (but then again, EVERYTHING cooled off in January!!), with fewer closed sales of single family homes than the previous month.  Additionally, year-over-year closed sales for January were down.
This is certainly not a surprise, coming off of the pending sales that went under contract during the traditionally slower holiday season.
Oddly enough, while the day-on-market went up significantly, the list-to-sale price ratio also inched up.  These to indicators are often tied together, with overpriced homes sitting on the market not realizing sales … (1 comments)

nj: Cranford, NJ Market Report - February, 2014 - 02/13/14 11:04 AM
Home sales in Cranford, NJ
remain stable
The real estate market in Cranford, NJ remains stable at the beginning of 2014.  New single family home listings remained at fairly constant level from December, 2013 to January, 2014 and the inventory of homes for sale was also almost identical.
Additionally, the absorption rate (how many months it would take for the current inventory to sell if nothing new came on the market) was basically the same from December to January, at 2.7 months.  This is down from 4.9 months the previous year, indicating that we remain in a Seller's market.
Although the median … (0 comments)

Cranford, NJ Using Tech to Keep Residents and Vehicles Safe

All of this plays havoc on our roadways, and inevitably forms potholes.  These can vary in size and depth.  They can be lone divots, or can come in series to form a treacherous pathway.
Besides being ugly and a nuisance, they can cause a great deal of damage.  Some of the wider or deeper pits can ruin tires and wheels.  Drivers swerving to avoid hitting them … (4 comments)
