Upscale Nomads Help Sell Homes Great article on Showhomes that appeared in the Tampa Tribune this past weekend. Showhomes opened two new locations recently in the Tampa area:

By Shannon Behnken, Tampa Tribune, Fla.

TAMPA -- Some of Tampa's finest houses need more than impeccable maintenance or discounting to sell in this economic environment.
They may need you.
That is, if you're compulsively neat, have a home's worth of upscale furniture and don't mind moving every few months.
Though most people are familiar with staging a house using fine furnishings and decorations, a new Tampa business thinks the … (1 comments)

home staging: Showtime for your Home - 12/02/08 05:55 AM
Showtime for your home   by Scott Van Voorhis December 2, 2008 09:00 AM Not everyone in this real estate market is hurting.
Just take Showhomes. The Nashville, Tenn. company, which operates a nationwide franchise, has found a lucrative niche.
It will make your home look lived in, even if you are no longer actually living there. You can just imagine the possibilities, especially for banks trying to unload foreclosed homes.
A sweet spot in this market if there ever was one.
The company expects to double the number of franchises, from 40 now to more than 80 by the end … (1 comments)

Experts divided on furnished or unfurnished
I found this distubing article online from the San Fransisco Chronicle:
Lew Sichelman, Special to The Chronicle
Sunday, November 23, 2008
It's a question almost as old as real estate itself: Should I move and try to sell my house while it's empty or should I stay until the place is sold and then get on with my life? Of course, some folks don't have that choice. Some can't move until they sell because they need the money to buy their next house. Others simply can't postpone their move any longer. Maybe they have … (11 comments)

home staging: Home Staging featured at Midwest Franchise Expo - 11/24/08 12:22 AM
Showhomes, America's largest home staging company, was featured by Chicago public TV as it presented at the Midwest Franchise Expo last weekend in Chicago. Showhomes has been receiving a lot of publicity for being a reccesion resistant business. In a time when real estate is slumping and many home stagers are having a difficult time producing a profit, Showhomes and its franchise owners are posting record gains by helping homeowners and their Realtors sell vacant homes faster and for a higher price through staging with live-in Home Manaagers.

home staging: Urban Condo Just Staged in Nashville - 11/21/08 12:06 AM
Just Staged in Nashville
Courtney Edwards emailed photos of another high end condo they staged with a live in Home Manager in Nashville on historic Music Row. This $500k condo has been on the market for a long time and now looks great.
Nashville, like a lot of cities, has had rampant condo development downtown. During the boom, these were selling to buyers and investors at a rapid clip. Today they are stagnant and not moving well. Adding a Home Manager and staging each room gives life to the unit and life to the complex. Buyers need to see that other … (4 comments)

home staging: Chicago Success Story - 11/17/08 11:56 PM
Congrats to Barbara Bliss, owner of Showhomes North Shore in Chicago!
She staged this $799k home in Evanston that had been on the market for sale for over 15 months. Showhomes moved in a Home Manager and the home went under contract and sold for 97% of list price in less than 60 days!
Selling a home vacant in today's market is the kiss of death; there are simply too many properties for sale competing and a home needs every advantage it can get. There is good news in today's market: people are still buying homes and rates are still low. … (5 comments)

home staging: Tips on Marketing a Vacant Property - 11/12/08 05:03 AM
Tips on Marketing a Vacant Property Lemon Aid for Lemons: Tips on marketing a vacant property.
Today, there are many vacant properties sitting on the market.  According to a two-year study by the Employee Relocation Council, these homes will take an average of 90 days longer to market and will sell for 10-15% less than a comparative owner occupied residence, typically because the seller of a vacant property loses both negotiating leverage, and the advantage of emotional or visual appeal.  While vacant property sales create a challenge to the real estate agent, seller or builder, some of these obstacles can be overcome. … (3 comments)

Staging offers edge for sellers Sunday, October 12, 2008 By KATHY JUMPER Real Estate Editor Angela Blankinchip took a vacant house that had been on the market for nine months and turned it into an attractive, furnished home that brought an offer three days later.
The house sold for list price two weeks later, said Blankinchip, owner of the franchise Showhomes-Mobile/Baldwin County.
Staging homes to help them sell has become a hot ticket for builders, real estate agents and their clients, especially in the current market slowdown.

home staging: Newly Staged in Avon, OH - 10/11/08 02:00 AM
Showhomes has decades of experience staging large, higher end homes in many markets across the country and often Realtors think of Showhomes as the primary staging solution for higher priced homes.
In reality, we do the entire range of real estate and here are some photos from a nicely staged $249k home in Avon, Oh outside Cleveland that Judy Pokorny and Matt Pokorny from Showhomes West Cleveland staged last week:

Edie Moll from Showhomes Portland, one of our newest Showhomes franchise locations, emailed these photos of a home they staged the first week of September. The comfortable home had been on the market for some time and like lots of new construction, was sitting vacant with little activity and no buyers.
The home went under contract Monday and the offer was accepted yeserday! That's less than 30 days to sell!
Way to go - the clean staging made all the difference!

Beth George, owner of Showhomes LA just emailed me these pics of a newly staged $2.5 million dollar home they recently contracted in Newport Coast, CA:

Beth and her crew, Laura Fisher, Faris George and Craig Brown, have been doing a great job producing sales with staging in a truly slow market. Anyone who works in real estate in Southern CA knows what a challenging business it is these days. High quality product like this makes all the difference!

home staging: Luxury Living at Low Price? - 09/03/08 12:57 AM
Luxury Living at Low Price? Reported by: Mallory Hardin, KARK 4 News Wednesday, Aug 27, 2008 @09:26pm CST
National home prices fell last month, a record 15.4 percent, and that's from just one year ago. Arkansas numbers haven't yet been released for July, but numbers haven't been promising this year. So what if you could get a million dollar mansion for just over a thousand? It could be a possibility through a home staging company, but there are a few stipulations. We're told right now, the homes on the market that just aren't selling are the expensive homes. Anything over … (2 comments)

It was a nice home, four bedrooms and three baths in the San Gabriel Valley.
But Michelle Pimentel, owner of Empire Home Staging Solutions in Rancho Cucamonga, couldn't believe what she saw when she walked through the door.
Wallpaper. The house was covered in wallpaper top to bottom. Even some of the ceilings were wallpapered.
If this house was going to sell, she knew the "Gallery of Wallpaper" had to go.
That is what home staging is all about, she said.

home staging: Staging Works in Milwaukee, WI - 07/24/08 05:22 AM
Here are some recent before and after photos from Showhomes Southeast WI, our home staging franchise in Milwaukee, WI. This is a million dollar home recently staged with a Home Manager. This office has has a string of really rapid sales in this price range, a feat for a market that is fairly sluggish in the upper end:

The real estate market in the midwest, especially in the over 500k price segment, is still lagging. When we pull sales data from various MLSs we still see really long average times on market and severe price reductions. … (4 comments)

home staging: Who knows what buyers really like in a home? - 07/18/08 12:04 AM
Wayne Muelver, the Marketing Director for the Showhomes Milwaukee franchise emailed me this to post on our blog:

"I hear a lot of talk in my market and online about what buyers like, and oh 'my buyer appreciated this', or 'I know buyers love that'. The funny thing is, who ever said we should give buyers what they want?As a Home Stager my job is to work for the interests of the seller. And the same is obviously true of the listing agent. What concerns me is the lack of context I see when Home Owners or Agents are applying … (3 comments)
