investment: The Homeowner Affordability and Stability Plan - 02/19/09 01:07 PM
On Wednesday President Obama unveiled The Homeowner Stability Intitiative in Phoenix, a $275 billion, three-part plan to stop the soaring rate of mortgage foreclosures across the country - 2.3 million foreclosures last year.
His plan has three parts:
First, it provides low-cost refinancing for as many as five million homeowners who are not behind on their mortgage payments.  If a bank agrees to issue lower-interest loans to homeowners who are current on thier mortgages, the loans could be sold to Fannie Mae and Freddie Mac.

investment: More Possible Homebuyer Help in Near Future - 02/06/09 04:08 AM
This week, the Senate adopted by a voice vote an amendment offered by Senators Johnny Isakson and Lieberman that provides a temporary $15,000 tax credit to all homebuyers.  The credit would be available for a one year period to all purchasers of primary residences.  Also, the senate expects to debate Amendment 353, the Fix Housing First Act, a proposal by Senator John Ensign (R-NV) that would provide 30 year fixed financing at a rate of about 4%, for anyone purchasing a primary residence.  The passage of these amendments could have a tremendous impact for homebuyers, the real estate industry, and the … (2 comments)

I've recently come across a loan program in the St Louis area that may be of great benefit to home buyers.  It's through NACA - Neighborhood Assistance Corportation of America - and it's call America's Best Mortgage. 
NACA is a non profit organization whose focus is on neighborhood stabilization.  They have the ability to provide funding for mortgages through their funding partners after they councel their members to prepare them for home ownership.  NACA is the only non-profit organization in the country with this capability, and they have $16 billion dollar funding commitments from Bank of American and Citigroup.  They have been … (0 comments)

investment: The Tax Credit Advance Loan Program (TCAL) - Great for New Missouri Buyers - 02/03/09 11:36 AM
The Missouri Housing Development Commission has unveiled a new product for first time home buyers.  This product enables buyers to take advantage of the $7500 federal tax credit. 
The commission says that Missouri is the first to launch a program that speeds up the receipt of the federal tax incentives.  (With the Federal Tax Credit Program, first-time homebuyers receive a tax credit worth 10% of the home's value - up to $7500.  The credit is claimed on the homebuyers federal tax return.)  The problem with the $7500 tax credit is that it doesn't come until the borrower files their taxes for … (0 comments)

investment: Today in St Louis - October 29, 2008 - 10/29/08 01:45 PM

This afternoon I worked on getting the steps and corners  sanded on the upstairs rental unit on Miami Street.  It took me four hours of sanding with the palm sander, and probably 20 sanding sheets.  It actually went fairly well.  They're not perfect, but the trim will cover most of it.  We plan to sand the open areas of the wood floors tomorrow afternoon.  I wanted to get this finished while we still have fairly nice weather, and it's supposed to be warmer again for the next week.  I can leave the windows cracked, so the polyurethane smell won't be … (2 comments)

I have finally got most of the outside Halloween (lights) decorations up (we'll see how much gets stolen...). I'm passing on decorating the inside this year - I just don't feel like it.  I'll finish adding all the outside stuff on Friday eve before the kids start showing up.  I just don't risk leaving it all outside for eny length of time, the really neat stuff anyway.
