The truth? We don't hate FSBOs because they don't use Realtor services but the process is often MUCH more difficult without an agent because it becomes emotional for the seller. An agent often does more work because no one is advising them on the other side on what is realistic or typical course of business. I recently sold a FSBO and when presented with a contract he refused a mortgage contingency so in essence he wanted an all cash deal for an almost $500,000 condo! You don't need an agent to sell your own home but you do need a good real estate attorney to review the contracts and help you through the selling process. If you are satisfied with the bids ask all buyers to give their highest and best price OR give them all the same counter offer and see if anyone would like to increase their bids. My husband and I do have a realtor working for us. But we haven't signed any agreements with him. Are we not able to see any properties that are strictly forsalebyowner?
There is nothing wrong with purchasing a FSBO. In this market I'm sure they are already cooperating with local real estate agents too. At no additional cost to you your current agent can bring you through the home and negotiate on your behalf. Best of luck,
